Moveout Turn Technician

Atlas Rental Property is one of the fastest-growing turnkey property management companies in the Southeast. We currently manage approximately 2,200 rental properties across North and Central Alabama, Georgia, and Tennessee, with plans for continued expansion into new and neighboring markets. We are seeking a Moveout Turn Technician to assist with the turnover of residential rental properties. Qualified applicants must have reliable transportation, a valid driver’s license and automobile insurance and be able to pass a criminal background check. No nights or weekends are required in this role.
Responsibilities Include:
• Property inspection and trash out
• Drywall repair and prep
• Interior painting and refinishing 
• Light plumbing (clearing clogs, repair or replace faucets and service lines)
• Light electrical (test and repair or replace outlets, switches and fixtures)
• Doors, windows and locksmithing 
• General carpentry (baseboards, cabinet doors, exterior soffit/fascia )
• Light appliance and HVAC diagnostics 
• Exterior landscaping and debris removal (tree limbs, pressure washing)
• Complete punch list items (blinds, smoke detectors, air filters)

Technical Requirements:
• Receive and log work using a smartphone
• Upload photos of completed work
• Navigate to various properties using GPS
• Work at a steady, productive pace without constant direction
• Communicate proactively when problems arise 
• Pickup and return supplies 
• Use company owned tools responsibly

The compensation package for this role includes an hourly wage of $21-23 per hour depending on experience, with potential for quarterly performance bonus after six months in role and weekly mileage reimbursement. We offer a comprehensive benefits package with insurance coverage (medical, dental, vision, etc.) beginning on the first day and a generous PTO allowance. We also offer 401K with employer contribution after 1 year of service and 8 paid holidays per year.
