Job Description
Capital Planning & Project Delivery (~$100M annually)
- Lead development of the annual 5-Year Capital Plan across 75 hotels, supporting ownership’s investment strategy and satisfying brand requirements for PIPs, license renewals, standard changes, and life safety.
- Run a disciplined capital review and approval process that prioritizes projects by return on investment, risk, brand compliance, and asset need.
- Oversee all capital expenditures for renovations and major and ordinary capital projects, consistent with approved budgets, scopes, and design standards.
- Hold project teams accountable to approved budgets, schedules, and quality standards.
- Maintain design and construction standards that meet brand requirements and ownership’s investment objectives.
Facilities & Engineering (~$50M annually)
- Lead the facilities and engineering function across all 75 hotels, including preventive maintenance, repairs and maintenance, life safety, and building systems.
- Set engineering standards, staffing models, and performance measures, and coach property engineering teams to meet them.
- Maintain ongoing physical plant assessments that feed equipment life-cycle needs into the capital plan, reducing reactive and emergency spend.
- Manage repairs and maintenance spend against budget and benchmark performance across hotels, adjusted for hotel size and type.
- Negotiate and manage enterprise service contracts and warranties to improve reliability and lower cost.
Energy Management (~$45M annually)
- Provide executive oversight of Atrium’s energy program and its third-party energy consultant.
- Set energy strategy and objectives with the consultant, review and approve its procurement recommendations, and hold it accountable for results and cost.
- Drive energy and water efficiency at the property level through building automation, efficiency upgrades, and operating practices, in support of Atrium’s Sustainability commitment.
- Monitor utility cost and usage across the portfolio, and make sure outlier hotels are identified and addressed.
- Make sure available utility rebates and incentives are captured.
Executive Leadership & Reporting
- Serve as an active member of the Executive Team, contributing to company-wide strategy, planning, and decision-making.
- Report regularly to the CEO and ownership on capital project status, engineering spend, energy performance, forecasts, and cash requirements.
- Build, lead, and develop the capital, facilities, and engineering teams, creating growth opportunities for Associates at the corporate and property levels.
- Keep communication clear and consistent among corporate, hotel teams, brand partners, and vendors.
HOW SUCCESS IS MEASURED
- Capital projects delivered on time and within approved budgets.
- Repairs and maintenance cost per available room, trended and benchmarked across the portfolio.
- Energy cost per occupied room, with verified savings delivered through the energy program.
- Brand compliance and life-safety audit results.
- Accuracy of capital and spend forecasts.
- Engagement and development of the Associates on the team.
Required Prior Experience:
- 15+ years of hotel industry experience, including senior leadership of capital projects and facilities or engineering operations across a multi-property portfolio.
- A track record of managing $100M+ in annual spend with measurable results.
- Experience overseeing energy management programs and holding outside consultants or vendors accountable for performance.
- Strong working knowledge of brand standards and PIP requirements for Marriott, Hilton, IHG, and other major brand families.
- Strong financial acumen, including the ability to connect spending decisions to ROI, asset value, and owner returns.
- A clear, concise communication style with the CEO, ownership, and hotel teams alike.
- A proven ability to build, coach, and inspire high-performing teams.
- Strong knowledge of National Hotel Brands product positioning requirements and future brand standard strategies as it relates to their design & technology improvements for brand families such as Marriott, Hilton, IHG and Wyndham.
Required Education:
- Bachelor’s degree in Engineering, Architecture, Construction Management, Finance, or a related field.
