Construction Manager

## About the Role
JD Development Group is a Markham-based residential real estate developer building low-rise, mid-rise and mixed-use communities across the GTA. Current and upcoming projects include Verde Living, 45 Agnes, Lake VUC, Aria Mid-rise and Sunningdale.

The Construction Manager is JD's senior leader on site. They turn approved drawings, budgets and schedules into finished homes, delivered safely, on time, on budget and to the quality our purchasers expect. They work closely with the owner's representative and project management consultants, design consultants, trades, municipal inspectors, and JD's Sales, Customer Care and Accounting teams.

Top Priorities of the Role

- Deliver to the project goal. Understand the full goal of each project, not only its financial targets but its purpose, positioning, quality, timing and purchaser commitments. Plan and execute the work to achieve that goal.
- Communicate proactively. Keep leadership and the project team informed throughout the project. Raise any deviation from the project goal early, with its impact and a recommended course of action.
- Build and follow process. Write clear process manuals for construction activities, put them into practice on site, and follow through so they are used and kept current.
Key Responsibilities
Project delivery
- Lead all construction activity on assigned projects from site mobilization through occupancy, final inspections and handover.
- Work in partnership with JD's external owner's representative and project management consultant, who manages the overall project goal and budget on JD's behalf.
- Build and maintain the master construction schedule; set look-ahead schedules with superintendents and trades.
- Coordinate design consultants, engineers and the owner's representative to resolve RFIs, drawing conflicts and site issues quickly.
- Lead weekly site and trade coordination meetings and issue minutes and action items.
Health and safety
- Act as or oversee the Constructor's responsibilities under the Ontario Occupational Health and Safety Act and O. Reg. 213/91 (Construction Projects).
- Maintain the site safety program: Notice of Project, site orientations, JHSC or health and safety representative, inspections, incident reporting and investigations.
- Verify that trades hold valid WSIB clearance, insurance and required training (Working at Heights, WHMIS).
- Stop unsafe work and correct hazards immediately.
Trades, procurement and contracts
- Support tendering, bid levelling and trade selection with the project team.
- Manage subcontractor performance, scope, change orders and back-charges.
- Review and approve trade progress claims and holdbacks in line with the Construction Act (Ontario), including prompt payment timelines.
Cost and schedule control
- Track actual costs against the approved budget; forecast cost-to-complete monthly.
- Flag schedule slippage and cost overruns early, with a recovery plan.
- Prepare monthly progress reports for senior leadership, lenders and the owner's representative.
Quality, permits and inspections
- Deliver work to the Ontario Building Code, approved drawings and JD's quality standards.
- Coordinate building permits, municipal inspections and utility connections.
- Manage Tarion requirements: PDI walkthroughs, deficiency lists and warranty-period repairs with Customer Care.
People and stakeholders
- Lead, coach and assess site superintendents and site staff.
- Serve as JD's site contact for neighbours, municipalities and utilities; manage complaints, road occupancy and site logistics.
- Work with Sales and Customer Care on closing dates, upgrades and purchaser site visits.
Qualifications
Required
- Degree or diploma in Construction Management, Civil Engineering, Architectural Technology or a related field, or equivalent combined education and experience.
- 8+ years of residential construction experience, including 3+ years leading projects as Construction Manager or Senior Superintendent.
- Delivered low-rise or mid-rise residential projects (townhomes, stacked towns or mid-rise condominium) from start to occupancy.
- Proven ability to write and implement construction process manuals or SOPs, and to follow through so they are used on site.
- Working knowledge of the Ontario Building Code, Occupational Health and Safety Act, O. Reg. 213/91, the Construction Act and Tarion requirements.
- Current Working at Heights and WHMIS training, or willingness to obtain before start.
- Proficiency with MS Project or Primavera P6, Procore (or similar), and Microsoft 365.
- Valid Ontario driver's licence and reliable vehicle for travel between sites.
Preferred
- Gold Seal Certification (CCA) or PMP.
- P.Eng. or C.E.T. designation.
- GTA municipal permitting experience (York Region, Toronto, Durham or Peel).
- Joint Health and Safety Committee certification.

Working Conditions
- Split between active construction sites and the Markham office; regular travel between GTA sites.
- Outdoor work in all weather, on uneven ground, at heights and around heavy equipment.
- Must wear required PPE and follow all site safety rules.
- May be on call for site emergencies, security incidents or severe weather.

## Compensation  
Base Salary: $130,000 – $165,000 annually
Performance Bonus: 10-15%
