As a Development Manager, you'll lead complex mixed-use developments from inception through to delivery. Working across a portfolio of projects, you'll be responsible for identifying opportunities, developing strategies, managing risks and ensuring projects are delivered in line with development plans, business objectives and community outcomes.

A key component of the role is working with development partners to negotiate and manage complex development agreements, ensuring commercial, strategic and community outcomes are achieved.

Success in this role requires the ability to balance commercial outcomes with innovative, future-focused thinking. You'll work closely with a broad range of stakeholders, consultants, contractors and development partners, providing strong leadership throughout the project lifecycle.

Day-to-day you could expect to:

- Seek out opportunities and implement strategies that support successful project delivery.

- Lead project risk identification, management and mitigation activities.

- Manage project budgets, forecasts, consultant fees and financial performance.

- Lead the negotiation and management of complex development agreements and commercial arrangements.

- Build trusted relationships with development partners and internal and external stakeholders to drive outcomes.

- Ensure developments respond to market demands, industry trends and best-practice standards.

- Champion innovation, sustainability, technology and quality urban design outcomes.

He kōrero mōu: About you

You'll be an experienced development professional with a proven track record delivering complex property development, urban regeneration or mixed-use projects from end-to-end.

We're looking for someone who can confidently manage multiple priorities while maintaining a high level of attention to detail. You'll be equally comfortable negotiating commercial agreements, presenting to senior stakeholders and working collaboratively with project teams to deliver successful outcomes.

You will bring credibility when dealing with private sector developers and development partners, and be comfortable working across legal, planning, engineering and commercial disciplines to achieve successful outcomes.

To be successful, you'll bring:

- At least 5 years' development management experience with a reputable developer, property organisation or related institution within the New Zealand market.

- Demonstrated experience in procurement, contract negotiation, project management and coordinating development projects through the full lifecycle.

- Strong financial, commercial and risk management capability.

- Demonstrated experience delivering complex property development, urban regeneration or major development projects.

- Knowledge of relevant legislation, regulations, engineering codes and development controls affecting infrastructure and construction projects.

- Experience negotiating and managing complex development agreements, commercial contracts or similar arrangements.

- A relevant tertiary qualification.
