Position Summary
The Senior Real Estate Portfolio Manager is the Team Lead, and reports to the Global Head of Real Estate. This employee is accountable for the credit performance, surveillance, and strategic direction of an active commercial real estate (CRE) loan book, and for the day-to-day leadership of the portfolio management team that stewards those investments through their full lifecycle — from post-closing onboarding through modifications, workouts, and payoffs. The Senior Portfolio Manager is a senior member of the real estate leadership team, partnering with originations and underwriting, legal, compliance, tax, operations, and client portfolio management to ensure that investments are managed in accordance with governing transaction documents, client investment guidelines, and applicable regulatory requirements. This role will be based in our St. Louis office, full-time.
Responsibilities
Key Responsibilities:
Team Leadership and Portfolio Oversight
- Lead, develop, and supervise the portfolio management team, setting priorities and ensuring each asset manager stewards their assigned investments in accordance with approved credit terms and governing transaction documents
- Establish team structure, coaching plans, and performance expectations aligned to portfolio complexity and growth
- Supports all monthly and quarterly reporting requirements
Credit Stewardship and Investment Committee Interface
- Supervise the review of borrower credit requests across the existing portfolio — including modifications, extensions, releases, transfers, assumptions, and workouts — and the preparation of credit memoranda and re-underwriting supporting those requests
- Interface with the Real Estate Investment Committee to secure required credit approvals and provide recommendations on GRE's credit policies and standards
Portfolio Surveillance, Risk Rating, and Stress Testing
- Establish and maintain investment surveillance and monitoring frameworks and ensure consistent implementation by asset managers and third-party servicers
- Set loan risk ratings and make determinations regarding placement of investments on monitor and watch lists to actively manage risk and protect client capital
- Design and execute forward-looking portfolio risk assessments and stress tests, and advise the Investment Committee on overall portfolio strategy, composition, and concentration
Default, Workout, and Cash Management
- Recommend and direct courses of action upon covenant test failures and events of default
- Supervise assets in cash management and/or workout status, including review and approval of cash-waterfall payments on commercial mortgage loans
- Set the strategy for treasury and cash management structures across GRE's advised client investments, and supervise onboarding and establishment of bank accounts for new transactions, ensuring servicer compliance with required protocols
Third-Party Servicer Oversight
- Manage GRE's third-party loan servicers, monitoring their performance and compliance with individual transaction documents and platform-level agreements
- Manages and evaluates all insurance related requirements for portfolio investments including site specific and region-specific risks assessment and remediation in connection with claims and settlements
Client Relationship Management
- Serve as the primary GRE interface with Guggenheim's client portfolio managers, keeping clients informed of portfolio performance and strategy, reporting on debt investment results, and reviewing and verifying payment remittances to clients
Regulatory Compliance and Operational Governance
- Maintain a current working knowledge of regulatory requirements applicable to insurance-company clients investing in real estate (including NAIC/statutory considerations) and ensure that portfolio activities comply with those requirements
- Develop and maintain operational procedures for the function in coordination with firmwide policy and procedure standards and operate within the firm's management structure and governance framework
Qualifications
Basic Qualifications:
- Undergraduate Degree required, preferably with concentrations in Business, Finance, Economics, or related field. MBA and/or CFA is preferred
- 10+ years of experience as a Real Estate Portfolio Manager in asset management, corporate real estate, or consulting industry

Salary Range
Annual base salary between
$162,000.00-$180,000.00
The base salary range represents the low and high end of the anticipated base salary range for this position. Actual base salaries may vary depending on factors such as location and experience. The range listed reflects base salary only, and the total compensation package may include other components such as incentive compensation.
