Position Summary

Life Time Property Development is the integrated in-house development and construction organization for Life Time, delivering luxury health and fitness destinations, co-working spaces, hotels, multifamily residential and mixed-use developments across the United States and Canada. Our Living & Mixed Use group builds high-rise and mid-rise luxury residential towers and mixed-use communities that bring the Life Time experience home.

As Senior Project Manager, you are the owner’s lead for the construction of large, complex high-rise multifamily and mixed-use projects of approximately $75 million to $250 million+. You represent Life Time’s interests from pre-development through design, procurement, construction, turnover and warranty. You hold the general contractor or construction manager, the design team and consultants accountable for safety, quality, schedule and cost, and you are accountable for delivering the project within the approved budget and pro forma.

Job Duties and Responsibilities

Responsibilities include, but are not limited to, the following:

Pre-development and Design

- Partnering with external JV partners, represent the owner in pre-development, providing constructability, cost and schedule input on site selection, entitlements, massing and program

- Collaborate with the design team (architect, structural, MEP, civil, envelope, vertical transportation and other consultants) through schematic design, design development and construction documents

- Drive value engineering and design decisions that balance first cost, lifecycle cost, resident experience and Life Time brand standards

- Coordinate with Development, Legal, Finance, Operations and Asset Management to align scope with the project pro forma

Procurement and Contracting

- Develop the project delivery strategy (CM at-Risk, GMP, design-build or hard bid) and lead GC/CM selection, including RFPs, interviews, bid leveling and recommendations

- Negotiate and administer owner-contractor, design and consultant agreements, including GMP development, allowances, contingencies and incentives

- Oversee owner-direct procurement such as FF&E, technology, low-voltage, signage and long-lead equipment

Construction and Cost Control

- Direct all owner-side project activities to ensure successful planning, execution and completion through closeout

- Own the total project budget (hard and soft costs), owner contingency, forecasting and cash-flow projections

- Review and approve GC pay applications, change orders and lender draw requests; support construction lender and investor reporting

- Hold the GC/CM accountable to the master schedule; review baseline and update schedules and critical-path impacts, including P6 schedules

- Oversee high-rise specific risks: structural systems (cast-in-place and post-tensioned concrete, podium and transfer structures), building enclosure and curtain wall, vertical transportation, life-safety and fire protection systems, crane and hoist logistics, and dense urban site constraints

- Manage third-party inspections, special inspections, envelope testing and commissioning

- Promote a Zero Injury culture, confirming the GC/CM’s safety program meets Life Time standards and supporting the Safety Director with enforcement

Turnover and Closeout

- Plan phased turnover, temporary and final certificates of occupancy, and punch-list completion with Operations and Leasing

- Ensure complete closeout documentation, warranties, O&M manuals, attic stock and training

- Manage the warranty period and drive lessons-learned into future projects and design standards

Leadership and Reporting

- Set up each project so the team is aligned with established systems, procedures and execution expectations

- Lead and participate in owner-architect-contractor meetings and cross-divisional meetings

- Prepare monthly project reports and executive updates on budget, schedule, risk and quality

- Mentor, coach and set direction for Project Managers and Assistant Project Managers, including input on performance evaluations

- Build strong relationships with design partners, contractors, municipalities, lenders and community stakeholders

- Understand, communicate and comply with Life Time policies and Life Time Property Development processes and procedures

- Other duties as assigned

Position Requirements

- Bachelor’s degree in Construction Management, Engineering, Architecture or a related field

- 10+ years of commercial construction project management experience, including 5+ years on high-rise (12+ stories) multifamily, mixed-use or hospitality projects

- Owner’s representative or developer-side experience, or general contractor experience with significant owner-facing responsibility

- Led at least two ground-up high-rise projects of $75 million+ from preconstruction through certificate of occupancy

- Strong knowledge of high-rise structural systems, building enclosures, MEP and life-safety systems, vertical transportation and urban site logistics

- Experience with CM at-Risk and GMP contracts, AIA contract documents, change management and pay application review

- Ability to read and interpret contract documents, drawings, specifications, scopes of work and schedules

- Ability to solve complex challenges and present alternative solutions with clear cost and schedule impacts

- Proven leadership, sound judgment, honesty and integrity, with the highest level of professionalism

- Excellent written and verbal communication, including presenting to executive leadership

- Proficiency with Microsoft Office, SharePoint and project management platforms (e.g., Procore); working knowledge of P6 schedules

- Ability to walk the job site, climb ladders and scaffolding and lift loads up to 20 lbs.

- Ability to travel as required

- Authorized to work in the United States with a current valid driver’s license

Preferred Qualifications

- Experience with construction lenders, draw processes and investor reporting

- Familiarity with development pro formas and entitlement processes

- Experience with amenity-rich luxury residential, retail podiums or hospitality components
- PMP, LEED AP or similar credentials

If you’ve built towers and want to sit on the owner’s side of the table, shaping projects from pre-development through move-in, this role is for you.

What you’ll do

- Lead ground-up high-rise multifamily and mixed-use projects of roughly $75M to $250M+ as the owner’s representative

- Direct architects, engineers and consultants through design, driving constructability, value and brand standards

- Select and manage GC/CM partners, negotiate GMP contracts and hold teams accountable for safety, quality, schedule and cost

- Own the full project budget and contingency, approve pay applications and change orders, and support lender draws and investor reporting

- Guide complex high-rise scopes: concrete and post-tensioned structures, curtain wall and enclosures, vertical transportation, life-safety systems and urban logistics

- Deliver phased turnover and certificates of occupancy alongside our Operations and Leasing teams

- Mentor Project Managers and Assistant Project Managers and report progress to executive leadership

What you bring

- 10+ years of commercial construction project management, with 5+ years on high-rise (12+ story) multifamily, mixed-use or hospitality projects

- Owner’s rep or developer-side experience, or GC experience with heavy owner-facing responsibility

- A track record delivering at least two ground-up high-rise projects of $75M+ through certificate of occupancy

- Command of CM at-Risk/GMP contracts, AIA documents, cost control and schedule analysis (P6 a plus)

- A bachelor’s degree in Construction Management, Engineering, Architecture or a related field

- Clear, confident communication and a leadership style built on integrity and collaboration

- Ability to travel to project sites as needed

## Pay
This is a salaried position starting at $105,000.00(or applicable minimum salary, if higher) and pays up to $145,000.00, based on experience and qualifications.
