Title: Facility and Fleet Manager
Hours: Monday-Friday 8am-5pm (Full-time)
Location: Must have ability to travel to Lakewood,Henderson, Pueblo, and Greeley as needed
Starting Pay : $72,858 annually
OVERVIEW
Oversee facility management for Intervention owned residential properties to ensure safety and operational reliability including facility maintenance, preventative maintenance, work order processing, vendor management, capital planning and project management for capital improvements. Manage company fleet operations.
ESSENTIAL DUTIES AND RESPONSIBILITIES

- Carry out all duties/responsibilities in accordance with Company values, policies and procedures, applicable laws and contractual obligations.
- Carry out supervisory responsibilities in accordance with Company’s values and policies, and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; evaluating performance; providing feedback and development, rewarding and disciplining employees; addressing complaints and resolving problems.
- Oversee daily maintenance tasks and work to ensure that facilities and grounds are maintained in safe and operating condition, including by staff at Intervention owned property, or liaison with landlords for leased/rented facilities and offices.
- Ensure that emergency issues and routine maintenance tasks are addressed promptly and correctly, and that accurate and complete records are maintained.
- Review and implement preventative and predictive maintenance programs based on industry best practices and manufacturer recommendations.
- Maintain a comprehensive facility document library including contracts, equipment manuals, and compliance documentation.
- Manage maintenance services and repair contracts, including defining scope, sourcing, contract negotiating, performance and vendor relationships.
- Evaluate, develop, implement and monitor compliance of policies and procedures. Revise and update as necessary based on regulations, laws, standards, contractual obligations, evidence-based and best practices.
- Develop and submit timely and accurate reports on facility operations and services.
- Act as a change agent in the implementation of new practices, including training and coaching staff and modeling desired behavior.
- Coordinate and collaborate with landlords or their designee for maintenance issues in leased facilities or offices. Completes or oversees basic maintenance issues that are our responsibility.
- Oversees the inventory, ordering, and delivery of all necessary maintenance supplies and equipment
- Ensure OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times, including maintaining MSDS sheets
- Conduct inspections of residential facilities at least monthly to identify current and potential issues.
- Ensure compliance with all relevant county, state, and city building codes, zoning requirements, and other regulatory requirements pertaining to facility operations.
- Make recommendations for capital projects, including creating short- and long-term plan for each company owned facility
- Collaborates with others in evaluating, coordinating and overseeing capital improvement, construction and facility construction projects
- Manage vehicle registration and licensing for company owned or leased vehicles, ensuring safety, compliance, and availability
- Ensure fleet vehicles are maintained in safe working condition, including preventive maintenance and timely repairs
- Manage driver verification and approval process
- Maintain effective working relationships with other departments and stakeholders; acts as liaison with stakeholders, such as inspectors.
- Perform maintenance tasks or standby duties as required
- Drive personal car to other sites as required, including in adverse weather
- Attend required trainings and meetings, apply skills and knowledge.
- Regular and predictable attendance.
- Respond to after-hours emergencies as necessary
MINIMUM QUALIFICATIONS
EDUCATION and/or EXPERIENCE
- EDUCATION: Graduation from an accredited college or university with a bachelor's degree in related field such as facilities, property or construction management.
SUBSTITUTION FOR EDUCATION: Work experience in the areas of facility/property management for residential buildings, and/or trades such as HVAC, plumping, or electrical, which provided the same kind, amount, and level of knowledge acquired in the required education, will substitute on a year-for-year basis for the bachelor's degree.
- And at least 3 years related experience and/or training in facility/property management for residential buildings, including HVAC, mechanical, electrical systems, and general construction.
Including at least two years maintenance/facilities staff supervisory experience.

- Knowledge in maintenance, HVAC, plumbing, and electrical operations and repair
- Excellent troubleshooting and problem-solving abilities.
- Proficiency in planning, organizing, and prioritizing work effectively.

- Computer skills -- Ability to enter data, generate reports and create communications from variety of software programs and databases

- Knowledge of the cultural and socioeconomic characteristics and appropriate techniques and practices for the client population.
- Ability to interact effectively as a team member and independently with Company staff, stakeholders, and with diverse client base.
