About this role
Job Description and Requirements
You Are
You are an experienced Real Estate & Facilities professional who is comfortable operating at the intersection of strategy and execution. You understand both sides of Facilities Management: the employee-facing services that shape workplace experience and the critical building systems that keep operations running safely and reliably.
You are equally comfortable walking a site with a facilities manager, discussing maintenance strategy with an engineer, reviewing a vendor proposal, analyzing occupancy data, evaluating a budget, or presenting a workplace recommendation to senior leadership. You understand how mechanical and electrical infrastructure, workplace services, technology, financial performance, space utilization, and employee experience come together to support the business.
You lead through influence. You know how to provide direction, coaching, and accountability to outsourced facilities teams, engineers, technicians, service providers, and cross-functional partners. You build trust, establish clear expectations, use data to understand performance, and help teams develop the capabilities needed to deliver consistently strong results.
What You'll Be Doing
- Provide business oversight and governance of integrated facilities management (IFM) services, including hard and soft services, with primary responsibility for headquarters operations and broader support to regional and global workplace teams.
- Serve as a key partner to IFM leadership and service teams, providing operational direction, coaching, escalation support, and continuous-improvement guidance.
- Provide governance and oversight of hard facilities services and critical building infrastructure, including mechanical, electrical, plumbing, building management systems, data center support infrastructure, generators, UPS systems, elevators, lighting, roofs, and other building systems.
- Oversee maintenance strategies, preventive and corrective maintenance programs, inspections, repairs, planned shutdowns, vendor activities, and service-restoration efforts to support safe, reliable, and resilient building operations.
- Develop and maintain Facilities Management playbooks, operating procedures, service standards, governance practices, escalation processes, and performance measures in partnership with IFM provider.
- Monitor service delivery and building performance, identify recurring issues and operational risks, and work with service providers to implement corrective actions and continuous improvements.
- Support workplace and portfolio planning through attendance, occupancy, capacity, utilization, and space-allocation analysis.
- Partner with business leaders and workplace teams on relocations, organizational changes, flexible-seating strategies, workplace optimization, and post-acquisition integrations.
- Support annual operating planning, budgeting, forecasting, expense analysis, contract planning, project estimates, and cost-optimization initiatives.
- Partner with Procurement on vendor sourcing by developing requirements, evaluating proposals, participating in RFP scoring, validating pricing and scope, and supporting contracting and implementation.
- Provide business governance for workplace and facilities technology platforms, including IWMS and work-order-management systems.
- Partner with technology teams and service providers on system enhancements, platform migrations, integrations, reporting requirements, user adoption, and operational continuity.
- Develop workplace and facilities dashboards, analytics, and reporting that provide visibility into attendance, utilization, capacity, service delivery, maintenance performance, and operational trends.
- Maintain Real Estate & Facilities business-continuity and emergency-response programs, including recovery planning, exercises, and after-action reviews.
- Partner across Real Estate, Finance, Procurement, HR, IT, Security, Legal, business leadership, and regional workplace teams to solve complex workplace and facilities challenges.
The Impact You Will Have
- You will help strengthen the Facilities Management operating model by improving service standards, governance, accountability, reliability, and consistency.
- You will improve the reliability and resilience of critical building systems through disciplined maintenance planning, vendor oversight, lifecycle awareness, and proactive identification of operational risks.
- You will help outsourced service-provider teams develop into capable and trusted partners that deliver reliable workplace and facilities services.
- Your occupancy, utilization, and capacity analyses will help leaders make better-informed workplace and real estate portfolio decisions.
- Your financial analysis and annual planning support will help RE & Facilities leadership balance operational requirements, workplace investments, service quality, risk, and cost.
- You will improve visibility into workplace and facilities performance through better data, analytics, dashboards, and performance measures.
- You will help identify opportunities to optimize space, maintenance practices, service delivery, vendor performance, and operating costs while maintaining safe and reliable operations and a strong employee experience.
- Your business-continuity work will help improve operational resilience and preparedness across critical workplace and building functions.
- You will connect headquarters operations with regional and global workplace teams, helping share standards, analytics, practices, and lessons learned across the organization.
What You'll Need
- Significant progressive experience in Facilities Management, Corporate Real Estate operations, Workplace Operations, building operations, or a related field.
- Demonstrated experience overseeing outsourced facilities-management providers and multiple hard- and soft-service lines.
- Strong working knowledge of commercial building systems, including HVAC, electrical, plumbing, building management systems, emergency power, UPS systems, elevators, and other critical facility infrastructure.
- Experience overseeing preventive and corrective maintenance programs, inspections, repairs, planned shutdowns, vendor service activities, and operational issue resolution.
- Experience using work-order, maintenance, asset, and service-performance data to improve building reliability and operational performance.
- Experience developing operating procedures, maintenance and service standards, governance practices, escalation processes, and performance measures.
- Experience with workplace planning, occupancy, capacity, utilization, space allocation, and workplace-optimization initiatives.
- Experience supporting annual budgets, forecasts, expense analysis, vendor contracts, project estimates, and cost-management initiatives.
- Experience with vendor sourcing and procurement processes, including requirements development, proposal evaluation, RFP scoring, pricing review, and contract implementation.
- Experience with IWMS, CMMS, work-order-management, workplace-experience, or similar facilities technology platforms.
- Strong analytical capabilities and experience developing dashboards, reporting, metrics, or decision-support tools.
- Experience with RE & Facilities department business continuity, emergency preparedness, or operational-resilience programs.
- Strong written, verbal, presentation, and stakeholder-management skills.
- Ability to work effectively across Finance, Procurement, HR, IT, Security, Legal, business leadership, engineering teams, and external service providers.
- Bachelor's degree in Facilities Management, Engineering, Business, Real Estate, Construction Management, or a related discipline, or equivalent relevant experience.
- Professional certification such as CFM, MCR, PMP, or a related credential is preferred.
- Experience supporting a geographically dispersed or global workplace portfolio is preferred.
Who You Are
- You understand both sides of Facilities Management: the employee-facing services that shape workplace experience and the critical building systems that quietly keep operations running.
- You can move comfortably between strategy and execution. You are willing to analyze a long-term workplace issue in the morning and help coordinate the response to a critical building issue in the afternoon.
- You understand building reliability and would rather identify an aging asset, recurring failure, or maintenance gap through data and preventive planning than discover it during an operational disruption.
- You can have a credible conversation about equipment reliability, maintenance strategy, service quality, workplace experience, occupancy, or vendor performance without losing sight of the larger business objective.
- You use data to challenge assumptions and support recommendations rather than relying solely on anecdotal information.
- You know how to manage outsourced partners without treating them simply as vendors. You build productive relationships while maintaining clear expectations and accountability.
- You recognize when a service or maintenance problem is really a process, governance, technology, training, or organizational problem and work to address the root cause.
- You are financially minded and comfortable questioning costs, validating assumptions, evaluating alternatives, and helping build sound business cases.
- You naturally look for ways to standardize processes, strengthen preventive maintenance, simplify work, improve reporting, and make services more scalable.
- You are comfortable influencing people who do not report directly to you and know how to build credibility across different functions, technical disciplines, and levels of an organization.
- You communicate effectively with everyone from engineers, technicians, and onsite service teams to business leaders and senior executives, adjusting the level of detail to the audience.
- You are curious about technology and look for practical ways that data, automation, IWMS, building systems, and workplace technology can improve operational performance.
- You remain calm when priorities shift, equipment fails, problems arise, or information is incomplete, and you bring structure to ambiguous situations.
- You care about employee experience but understand that good Real Estate & Facilities decisions must also balance safety, reliability, cost, risk, compliance, and business requirements.
The Team You'll Be Part Of
You will be part of the Real Estate & Facilities organization and work closely with the team's leadership, workplace and facilities professionals, engineers, and outsourced IFM partners. The role will have significant responsibility for headquarters operations while also providing expertise, analytics, standards, guidance, and support to workplace and facilities teams across other regions.
You will partner regularly with Finance, Procurement, HR, IT, Security, Legal, Marketing, Communications, business leaders, regional Real Estate & Facilities teams, and external service providers. You will also work closely with the technical teams responsible for maintaining critical building infrastructure and ensuring safe and reliable facility operations.
Because the role sits at the intersection of hard and soft Facilities Management, workplace operations, building infrastructure, technology, analytics, financial planning, space planning, and operational resilience, you will have visibility into a broad range of initiatives and opportunities to influence how Real Estate & Facilities services evolve.
The team operates in a highly cross-functional and outsourced environment, so success will depend less on formal authority and more on your ability to establish trust, provide technical and operational direction, bring structure to complex issues, use data effectively, develop service-provider capabilities, and build productive partnerships across the organization.
