Position Summary
The Facilities Project Manager plays a key role, leading full lifecycle management of capital projects, renovations, and major repairs across the College. This position oversees all phases of project execution – from initial visioning and programming through design, procurement, construction, commissioning, warranty and closeout.

The Project Manager is responsible for ensuring all projects are completed within established timelines and budgets and to the highest standards of quality, safety, and compliance. Acting as a key institutional leader, the Facilities Project Manager drives project strategy, manages resources, and serves as the primary liaison between college leadership, stakeholders, and external partners.
Duties & Responsibilities

- Assumes full accountability for the successful delivery of construction, renovation, and maintenance projects, from concept through occupancy and warranty.
- Leads and manages all aspects of project scheduling, design reviews and approvals, construction administration, and selection/installation of equipment, furniture, and fixtures.
- Serves as the authoritative point of contact for architects, engineers, contractors, and college stakeholders, resolving complex issues, negotiating solutions, and ensuring alignment with institutional objectives.
- Leads feasibility studies, cost estimates, and constructability reviews, providing direction that optimizes performance, efficiency, quality, and long-term value.
- Administers contracts, pay applications, and change orders; leads negotiations to safeguard the College’s financial and operational interests.
- Takes a leadership role in managing and reporting financial compliance and accountability with the state of New Mexico Higher Education Department for funding approval.
- Monitors construction progress from mobilization through warranty phase, conducting regular site visits and ensuring full compliance with contract documents, codes, and regulations.
- Maintains proactive and transparent communication with Director of Capital Projects, CNM leadership, and stakeholders, providing regular updates on project progress and promptly addressing any issues or changes that could affect scope, schedule, and/or delivery.
- Directs move-in and occupancy planning for new and renovated facilities, as well as temporary “hoteling” locations to accommodate construction, ensuring seamless transitions for faculty, staff, and students.
- Prepares, manages, and tracks project budgets, cost reports, and progress updates; identifies risks and develops proactive mitigation strategies.
- Closely collaborates with the Purchasing Department on Request for Proposals/Qualifications and contracts; negotiates agreements with consultants, vendors, and contractors in coordination with the Director of Capital Projects.
- Investigates and resolves project delays, accidents, and disputes, ensuring corrective actions are implemented and institutional standards are upheld.
- Ensures all projects comply with local, state, and federal codes, as well as College requirements and best practices.
- Represents the College in meetings with internal leadership, external agencies, regulatory bodies, and community partners.
- Performs other related duties as required or assigned.

Minimum Qualifications:

- Bachelor’s Degree or higher in Architectural, Engineering discipline or a related field
- AND
- Four (4) years of directly related experience to construction project management.
