Job Description:
The Project Manager will report directly to the Senior Responsible Director (SRD) and play a key role in the delivery of a large-scale, complex development program. This position is focused on procurement, construction execution, and turnover activities, with involvement beginning after the design has reached an advanced stage of development.
The Project Manager will be responsible for overseeing assigned scopes within a multi-billion-dollar integrated resort development featuring hospitality, entertainment, public assembly, retail, infrastructure, and other mixed-use components. As a member of the Owner's internal team, the individual will work closely with Construction Managers, design consultants, contractors, specialty vendors, and key stakeholders to ensure alignment with budget, schedule, quality, safety, and operational objectives.
This position requires a hands-on, field-oriented professional who is comfortable spending significant time on-site monitoring progress, facilitating coordination, and proactively resolving issues. The successful candidate will possess strong construction experience and a proven track record supporting the successful execution of complex ground-up developments from procurement through occupancy. Experience with large-scale hospitality, resort, entertainment, mixed-use, infrastructure, or other high-profile commercial developments is highly desirable
Key Responsibilities
Procurement & Preconstruction Support
- Support the Director of Design & Construction during procurement and project mobilization efforts.
- Assist in the preparation, management, and evaluation of bid packages and contractor proposals.
- Participate in contractor interviews, scope reviews, bid leveling, and procurement recommendations.
- Coordinate with consultants and project stakeholders to ensure procurement documents accurately reflect project requirements.
- Assist with contract administration and onboarding activities for project teams.
Project Execution
- Manage assigned portions of a larger development project during construction and project closeout.
- Support implementation of project objectives related to schedule, budget, quality, safety, and operational readiness.
- Maintain a regular site presence to monitor progress and facilitate issue resolution.
- Coordinate project activities among Construction Managers, consultants, contractors, vendors, and internal stakeholders.
- Identify project risks and develop recommendations to mitigate impacts to schedule, budget, or project delivery.
- Monitor compliance with project standards, contract requirements, and established project goals.
Construction Oversight
- Review construction progress and monitor adherence to approved schedules and milestone commitments.
- Participate in regularly scheduled project meetings and field coordination meetings.
- Track open issues, action items, RFIs, submittals, and project decisions to ensure timely resolution.
- Review field conditions and support resolution of coordination challenges that arise during construction.
- Collaborate with Construction Managers to maintain project momentum and accountability across all project participants.
- Assist in evaluating proposed changes and potential impacts to cost, schedule, and constructability.
Budget & Cost Management
- Support project budgeting, forecasting, and cost-control efforts.
- Review contractor payment applications, change orders, and pricing proposals for completeness and consistency.
- Track commitments, potential exposures, allowances, contingencies, and project forecasts.
- Assist the Director in maintaining overall project financial reporting and budget accountability.
Schedule Management
- Review project schedules and monthly schedule updates.
- Monitor critical milestones and identify potential schedule risks.
- Work with project teams to support recovery planning and schedule mitigation efforts when necessary.
- Maintain visibility into project progress and communicate schedule concerns to leadership.
Quality Control & Project Closeout
- Monitor project quality throughout construction and ensure adherence to project standards and design intent.
- Participate in inspections, punch-list development, and turnover activities.
- Track completion of commissioning, testing, training, and closeout documentation requirements.
- Support transition from construction completion to owner occupancy and operational turnover.
Stakeholder Coordination & Reporting
- Prepare project status reports, meeting summaries, and executive updates.
- Coordinate effectively with internal departments, consultants, contractors, and project stakeholders.
- Support the Director of Design & Construction in maintaining alignment across multiple project teams and workstreams.
- Foster a collaborative, solutions-oriented project environment.
Qualifications
Required
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum 8 years of construction and project management experience.
- Experience working on complex ground-up construction projects.
- Strong understanding of construction means and methods, project controls, scheduling, budgeting, and contract administration.
- Experience collaborating with Construction Managers, trade contractors, consultants, and specialty vendors.
- Ability to review construction documents, schedules, cost reports, and change management documentation.
- Strong organizational, analytical, and problem-solving skills.
- Excellent communication and stakeholder management abilities.
- Proficiency in Microsoft Office Suite, Bluebeam, Procore, Primavera P6, MS Project, or comparable project management platforms.
Preferred
- Experience delivering luxury hotels, resorts, hospitality developments, entertainment venues, theaters, destination retail projects, or other high-end commercial developments.
- Experience supporting projects exceeding $100 million in construction value.
- Experience working within an owner's organization, developer, or institutional real estate environment.
- Familiarity with complex phased construction and large multidisciplinary project teams.
- OSHA 30 certification.
