Role Overview

As a Facilities Technician II, you will own the day-to-day operation, maintenance, and troubleshooting of the HVAC and mechanical systems that maintain the classified environments used for cell therapy manufacturing. Air handling performance at this site is directly tied to patient lot integrity, so the work is hands-on mechanical work performed under GMP controls.

Schedule: 6:00 – 15:00, Monday through Friday. On-site. Weekend, holiday, and off-shift call-in coverage required to support manufacturing operations and emergent system events.

Basic Qualifications:

- High School Diploma or GED with a minimum of 7 years of commercial or industrial HVAC and mechanical maintenance experience, including hands-on air handling unit and built-up system work. OR
- Trade School Certificate or recognized technical certification in a relevant field with at least 3 years of directly related experience; OR
- Valid technical license applicable to calibration, instrumentation, electrical, mechanical, or maintenance work with at least 3 years of directly related experience; OR
- Associate's Degree a related technical discipline with at least 2 years of directly related experience; OR
- Bachelor's Degree in a related technical discipline with a minimum of 1 years of directly related experience.

Physical Requirements:

- Able to stand for more than 75% of the workday, and to stoop, bend, kneel, and work overhead.

- Able to complete and maintain gowning qualification.

- Able to work from ladders, lifts, and elevated platforms, and to access mechanical rooms, catwalks, and rooftop equipment.

- Able to move cabinets, boxes, furniture, crates, and equipment.

- Able to safely lift 40 lbs.

Preferred Qualifications:

- Five (5) + commercial or industrial HVAC and mechanical maintenance experience, including hands-on air handling unit and built-up system work.

- Demonstrated ability to troubleshoot air-side and water-side systems, VFD-driven equipment, and pneumatic or electronic control devices.

- Working knowledge of building automation systems, including alarm response and trend interpretation.

- Practical understanding of pressure cascade, airflow balance, and temperature and humidity relationships in controlled environments.

- EPA Section 608 certification (Type II or Universal).

- Ability to read, understand, and follow work instructions and SOPs, and to document work accurately and contemporaneously.

- Working knowledge of electrical systems and safe work practices, including LOTO and arc flash awareness.

- HVAC technical school, apprenticeship, or journeyman-level trade credential.

- Experience in biotechnology, pharmaceutical, or other GMP-regulated manufacturing.

- Familiarity with GMP change control, deviation, and qualification concepts.

- Experience with CMMS platforms and electronic documentation systems.

- Familiarity with laboratory equipment such as incubators, refrigerators and freezers, and centrifuges.

- Boiler, chiller, or controls-specific manufacturer training.

In this role you will:

HVAC and Mechanical Systems

- Operate, maintain, and troubleshoot air handling units serving classified and unclassified spaces, including supply and return fans, VFDs, chilled water and hot water coils, reheat, humidification, dehumidification, economizers, and control and isolation dampers.

- Maintain terminal air devices and airflow control components, including VAV/CAV boxes, actuators, flow stations, and terminal HEPA housings.

- Perform filter management across the site: differential pressure monitoring, prefilter and final filter change-outs, and HEPA change-out support including coordination of post-change certification.

- Maintain supporting utilities and equipment: chilled water and hot water pumps and loops, boilers, cooling towers, DX and split systems, compressed air, condensate systems, and building steam where applicable.

- Execute mechanical preventive maintenance to schedule, including belt and sheave replacement and alignment, bearing lubrication, coil and drain pan cleaning, vibration and amperage checks, and sensor verification.

- Perform refrigeration maintenance and repair on DX systems, split systems, condensing units, and chilled water equipment, including compressor, metering device, and refrigerant circuit troubleshooting using superheat and subcooling analysis.

- Perform refrigerant handling in accordance with EPA Section 608 requirements, including leak detection and repair, recovery, evacuation, charging, and required recordkeeping.

- Support maintenance and monitoring of laboratory and GMP cold storage equipment, including refrigerators, freezers, and associated controls and alarms.

- Troubleshoot temperature, humidity, and differential pressure excursions to root cause, distinguishing mechanical failure from control, sensor, calibration, and load-driven causes.

- Take and interpret field readings using manometers, anemometers, flow hoods, psychrometers, tachometers, clamp meters, and refrigerant gauges. Support air balance activities and verify balanced conditions after system work.

Controls and Monitoring

- Monitor facility performance through physical rounds, the building automation system (BAS), and the continuous monitoring system (CMS).

- Respond to BAS and CMS alarms, assess impact to manufacturing and laboratory operations, take corrective action, and escalate per site procedure.

- Interpret BAS graphics and trend data to evaluate system behavior, identify setpoint and sequence issues, and verify that corrective actions returned the system to control.

- Interpret mechanical drawings, P&IDs, control schematics, wiring diagrams, sequences of operation, valve and damper schedules, and equipment submittals in planning and performing maintenance and repairs.

GMP Execution and Documentation

- Execute work orders, SOPs, and work instructions per the maintenance schedule, and document work performed in accordance with Immatics documentation requirements and good documentation practices.

- Understand how pressure cascade, air change rates, temperature, humidity, and filtration integrity relate to product and patient safety, and treat classified-space work accordingly.

- Support deviation and event documentation by providing accurate, timely, factual accounts of system condition, actions taken, and timelines.

- Recognize when planned or emergent work requires change control or qualification impact assessment, and escalate before proceeding.

- Work with and escort qualified contractors performing work on or within the facility, including verification of scope, permits, LOTO, and work area controls in GMP spaces.

- Support equipment moves, room and area setups, along with supporting any operations changes that need to occur in the facility, including verification of utilities and environmental conditions before release.

- Assess multiple simultaneous requirements and prioritize based on impact to manufacturing operations and product quality.

Secondary Functions

- Perform installation and light construction work supporting new equipment and systems in offices, labs, and GMP areas, including duct, piping, and utility tie-ins.

- Coordinate schedules with Manufacturing, Quality, and Laboratory Operations so facility work is performed within operational and cleaning windows.

- Maintain accurate asset, PM, and calibration records in the site CMMS.
