About the Role

Four Seasons Hotel and Private Residences New Orleans

The Loading Dock Captain serves as the primary coordinator for resident move-ins and move-outs, vendor access, service elevator scheduling, package logistics, and loading dock operations. This role partners closely with Security, Purchasing, Engineering, and Residential Operations to deliver an exceptional resident experience while ensuring compliance with community standards, safety protocols, and operational procedures.

What You'll Do

- Coordinate resident and tenant move-ins, move-outs, and unit projects by managing schedules, required documentation, vendor access, elevator reservations, and compliance with community guidelines.
- Assist residents with the coordination, activation, and troubleshooting of essential home services, including internet, telephone, cable, and utility-related vendor appointments.
- Monitor and manage loading dock communication channels, including the dedicated phone line and email inbox, ensuring timely responses to resident, vendor, contractor, and operational inquiries.
- Coordinate vendor and contractor activities, including required documentation, insurance compliance, service elevator reservations, loading dock access, and authorized unit entry.
- Conduct vendor and contractor site walks, pre-move assessments, and pre/post inspections of elevators, corridors, and common areas to ensure proper protection and identify potential damages.
- Manage all inbound and outbound package and furniture activity, including receipt, tracking, distribution, storage, and delivery in accordance with resident preferences and special handling requirements.
- Maintain accurate resident, vendor, contractor, move-related, and service records, ensuring documentation, approvals, and compliance requirements remain organized and up to date.
- Maintain loading dock logs, operational checklists, and package storage areas while ensuring loading dock operations remain safe, organized, and efficient.
- Partner with Security, Purchasing, Engineering, and Residential Operations to support daily operations and deliver exceptional resident service.

What You Bring

- Previous experience in residential operations, hospitality, property management, logistics, or a related field preferred.
- Post-secondary education or equivalent combination of education and experience preferred.
- Strong organizational, project management, and administrative skills with the ability to manage multiple priorities and deadlines.
- Excellent communication and customer service skills, with the ability to interact professionally with residents, vendors, contractors, and team members.
- Proficiency with Microsoft Office 365 and operational software systems, including Golden Home, Opera, and HotSOS.
- Valid U.S. Work Authorization

What To Expect

- Work a full-time schedule (40-hours weekly) with a schedule based on business needs, requiring flexibility to work days, evenings, weekends, and holidays as necessary to support hotel operations.
- Work in an active outdoor loading dock environment, where you can expect regular physical activity, including safely lifting, carrying, moving, pushing, and pulling packages, materials, and equipment weighing up to 50 pounds.
- Collaborate closely with multiple departments to support shipping and receiving needs while ensuring timely communication and seamless operational coordination.
