Position Summary :

The Property Maintenance Technician maintains properties to high standards of safety, cleanliness, and
operation, supporting tenant satisfaction and efficient property management. The position requires
skilled maintenance and custodial work, attention to detail, initiative, reliable follow-through, and
professional interactions with tenants, vendors, visitors, and coworkers.

Qualifications :

• High school diploma or GED plus a minimum of three years' experience working in property
maintenance preferred
• Demonstrated knowledge of the safe operation, handling, and maintenance of hand and power
tools and related equipment
• Excellent interpersonal and customer service skills
• Compassionate concern for those who are experiencing housing insecurity
• Bilingual/Bicultural (English/Spanish) preferred
• Demonstrated ability to remain composed and productive in face-paced and high-pressure
environment
• Ability to follow and implement written and verbal instructions, policies, and procedures
• Current OHSA certification preferred or ability to successfully obtain certification within 6 months
of employment
• Valid driver’s license

Physical and Mental Requirements:
Ability to perform a wide range of maintenance and manual labor duties, including lifting up to 85 pounds,
and working on one's feet for extended periods throughout the workday. Demonstrated ability to perform
repetitive tasks consistently and effectively, including routine cleaning and repair work. Must be selfmotivated, adaptable, and receptive to feedback, with the ability to work both independently and
collaboratively as part of a team. Strong problem-solving skills, sound judgment, and the ability to assess
priorities and take initiative to achieve objectives are essential. Must maintain a professional, patient,
compassionate, and respectful demeanor when interacting with tenants and the public.

Environmental and Working Conditions:
The position works throughout residential properties and a nearby emergency shelter, including
occupied apartments, vacant units, common areas, and grounds. Respect for tenants’ homes and
privacy is essential. Occasional evening hours and 24-hour emergency on-call availability are required.

Job Responsibilities:
• Perform all work safely and in compliance with applicable OSHA, EPA, and other health and safety
regulations.
• Recognize potential health and safety risks and consult as needed when in doubt about potential
hazardous materials, such as asbestos, lead paint, PCB caulk, flammable or gaseous materials, etc.

• Recognize limitations and do not exceed skills, training, experience, or authorization
• Report immediately to Property Manager or Owner any and all noticed safety risks for fire,
electrocution, flood, biohazards, slips and falls, etc.
• Ability to follow, prioritize, and complete written work order process
• Monitor inventory of cleaning supplies and materials needed and request through Property
Manager
• For turnovers on vacated units, have unit ready for inspection and re-occupancy in fourteen days
maximum
• Treat tenants and their homes with respect by minimizing disruption, maintaining clean work
areas, and protecting their privacy and confidentiality, while appropriately reporting any safety,
legal, or policy concerns.
• Perform custodial and general cleaning duties, including but not limited to sweeping, mopping,
vacuuming, collecting and disposing of trash
• Ensuring safety and security of the property and tenants through careful control of keys, codes,
vendor or visitor access to restricted areas, etc.
