About the Role

The Grounds and Housekeeping Attendant plays a vital role in maintaining the physical integrity, cleanliness, and overall appearance of our communities. This hybrid position combines the responsibilities of both a Groundskeeper and a Housekeeper, ensuring that all interior and exterior spaces are well-maintained, safe, and welcoming.

As a key member of the Maintenance team, you will work closely with the Service Manager, Property Manager, and office staff to deliver world-class service to our residents. This is a hands-on role for someone who takes pride in creating a clean, functional, and beautiful living environment every day.

What You’ll Do (Responsibilities)

Grounds & Exterior Care

- Maintain the overall cleanliness and curb appeal of the community, including driveways, parking lots, curbs, dumpster areas, exterior hallways, and public spaces.

- Perform routine landscaping tasks such as trimming, pruning, watering, removing debris, and monitoring irrigation systems.

- Conduct snow removal (where applicable), pool cleaning, and routine pool maintenance.

- Complete grounds work as directed, including trash pickup, blowing sidewalks and parking areas, power washing, and cleaning trash rooms and chutes.

- Assess community safety and cleanliness standards to ensure compliance and enhance resident well-being.

Interior & Common Area Housekeeping

- Perform cleaning activities such as sweeping, mopping, dusting, polishing, and sanitizing interior common areas.

- Ensure all rooms, hallways, and shared spaces are cared for and inspected according to company standards.

- Maintain cleanliness of breezeways by removing cobwebs, cleaning light fixtures, mopping floors, and wiping down doors and handrails.

- Check and restock consumables in common areas as needed.

Unit Turn & Maintenance Support

- Assist with make-ready preparation, including trash outs and basic cleaning of vacant units.

- Support preventive maintenance activities to help avoid potential issues.

- Document maintenance activities and communicate clearly with residents, team members, and supervisors.

- Report supply needs and help maintain an organized maintenance shop.

- Notify supervisors of damages, disturbances, or safety concerns.

- Deliver notices to residents and assist with light interior/exterior painting as needed.

Customer Service

- Provide friendly, professional, and responsive service to residents.

- Address reasonable complaints or requests with patience and professionalism.

- Collaborate effectively with maintenance team members and external contractors.

What You Bring (Requirements)

- Excellent oral and written communication skills.

- Ability to take direction in English or Spanish.

- Professional, courteous, and customer-oriented demeanor.

- Proven experience as a Cleaner, Housekeeper, or Groundskeeper preferred.

- Strong prioritization and time management skills.

- Ability to work quickly without compromising quality.

- High School Diploma or GED preferred.

- Bi-lingual and valid driver’s license preferred.

- Basic Microsoft Office skills and ability to use mobile devices/apps for work tasks.

Physical Requirements

- Ability to walk, stand, climb stairs/ladders, and access various areas of the property.

- Ability to bend, stoop, kneel, push, pull, and reach overhead.

- Dexterity to grasp tools and operate maintenance equipment (mowers, trimmers, blowers, irrigation systems).

- Ability to hear and understand verbal communication and detect sounds indicating potential issues.

- Ability to lift or carry up to 50 lbs; heavier lifting may require assistance.

- Comfortable working outdoors with exposure to the elements.

- May require working in confined spaces, heights, or potentially hazardous areas.

- Willingness to work evenings or weekends (on-call) in case of emergencies.
