Campus Manager – Integrated Facilities Management

Job Summary

The Campus Manager is responsible for the overall management and delivery of integrated facilities management services across the assigned campus. The role requires a strong engineering and operational background to oversee MEP systems, preventive maintenance programs, soft services, vendor management, statutory compliance, and customer experience.

The Campus Manager will ensure efficient operations, high service standards, asset reliability, safety compliance, and continuous improvement across engineering and workplace services.

Key Responsibilities

Engineering & MEP Operations

- Manage end-to-end operations of all Mechanical, Electrical, and Plumbing (MEP) systems across the campus.
- Ensure uninterrupted functioning of HVAC systems, electrical infrastructure, DG sets, UPS, transformers, plumbing systems, water treatment systems, and fire & life safety systems.
- Monitor critical equipment performance and ensure operational uptime.
- Conduct regular technical inspections and audits.

Planned Preventive Maintenance (PPM)

- Develop and execute preventive and predictive maintenance schedules for all engineering assets.
- Ensure timely completion and documentation of PPM activities through CMMS platforms.
- Track maintenance KPIs and drive continuous improvement initiatives.
- Minimize breakdowns through effective asset maintenance strategies.

CMMS Management

- Manage and optimize the Computerized Maintenance Management System (CMMS).
- Ensure accurate asset data, work order tracking, maintenance records, and reporting.
- Analyze maintenance trends and generate operational dashboards and reports.
- Drive digital maintenance processes and compliance tracking.

AMC & Vendor Management

- Manage Annual Maintenance Contracts (AMC) for engineering and facility services.
- Evaluate vendor performance against agreed SLAs and KPIs.
- Coordinate vendor mobilization, audits, invoicing, and service quality reviews.
- Support contract renewals, scope reviews, and cost optimization initiatives.

Soft Services Management

- Oversee housekeeping operations and ensure high standards of cleanliness and hygiene across the campus.
- Manage pantry, waste management, mailroom, and other workplace support services.
- Ensure customer satisfaction through effective service delivery and issue resolution.

Landscaping & Pest Control

- Manage landscaping and horticulture services to maintain campus aesthetics and outdoor environments.
- Oversee pest control programs and ensure compliance with health and safety standards.
- Conduct periodic reviews to ensure service effectiveness and preventive measures.

Compliance, Safety & Governance

- Ensure compliance with statutory regulations, safety standards, and organizational policies.
- Drive EHS initiatives and safe work practices across all facility operations.
- Support audits, inspections, and compliance reporting requirements.

Financial & Operational Management

- Prepare and manage operational budgets for engineering and facility services.
- Track operational expenses and identify opportunities for efficiency and cost savings.
- Ensure effective inventory and consumables management.

Stakeholder & Team Management

- Lead site engineering and facility teams to achieve operational excellence.
- Coordinate with clients, occupants, service partners, and internal stakeholders.
- Conduct regular review meetings and maintain strong customer relationships.

Qualifications

- Bachelor’s Degree in Mechanical Engineering / Electrical Engineering or related engineering discipline.
- Certifications in Facilities Management or Safety Management are preferred.

Experience

- 10–15 years of experience in integrated facilities management or campus operations.
- Strong experience in managing engineering services and soft services within large campuses, commercial buildings, technology parks, or corporate environments.
- Experience in CMMS-driven maintenance environments preferred.

Technical Skills

- Strong knowledge of MEP systems and building operations.
- Experience with CMMS platforms and maintenance planning systems.
- Understanding of HVAC, electrical systems, plumbing, fire systems, and utility management.
- Knowledge of statutory compliance and safety regulations.
- Vendor management and budget management capabilities.
