Job Description Summary
This position requires to effectively deliver Transactions aligning with the strategy for Real Estate portfolio and its contract in Japan. The resource will work closely along with the RDC (Real Estate & Data Center Services) Leader and the team in Japan as well as APAC. Responsible for the timely transaction management of all lease contracts on behalf of local and/or regional manager of RDC. Responsibilities include market optimization planning, monitoring internal/external workflows to ensure consistent quality of service and work product and mentoring and/or oversight of the Transaction Coordinator role. This also includes some adiministrational work around contract sealing.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES

GENERAL RESPONSIBILITIES

• Assist with the implementation of portfolio plans aligned with the client's real estate goals and objectives.
• Collaborate with Cushman & Wakefield brokerage professionals to negotiate business terms for lease, sale, sublease, and purchase transactions.
• Manage transaction-related documentation and client communications.
• Review and interpret financial analyses.
• Track transaction revenue and maintain transaction activity records.
• Ensure the accuracy of transaction reports and deliverables.
• Present transaction activity updates to clients.
• Lead and facilitate client meetings.
• Identify and recommend process and technology improvements.
• Provide guidance and oversight to team members supporting transaction activities.

PROCESS MANAGEMENT

• Assist in the development of standard forms, templates, and procedures.
• Implement standardized processes and playbooks to maximize efficiency and consistency.
• Support the measurement and reporting of transaction performance.
• Ensure all client and broker engagement documentation is accurately completed and executed.
• Support the creation and maintenance of Lease IDs and Campus IDs.
• Upload and manage executed lease documents within lease-related systems.

TRANSACTION MANAGEMENT

• Assess client requirements and communicate project parameters to relevant stakeholders.
• Coordinate transaction negotiations and execution activities.
• Conduct due diligence, including landlord, Corporate Health & Safety (CHS), Environmental & Sustainability, Energy, and Security reviews.
• Coordinate legal review of leased and owned property documents.
• Manage lease execution processes, including contract sealing and coordination with landlords, brokers, and other parties.
• Prepare documentation for lease-related vendor setup and payment processing.
• Review lease terms and provide recommendations based on market best practices.
• Ensure accuracy of financial data and reporting.
• Review lease payment variances and recommendations provided by the Lease Administration Management (LAM) team.
• Support the resolution of landlord-tenant disputes related to lease transactions.
• Coordinate client site visits and market tours.
• Ensure compliance with client real estate standards and requirements.
• Assist in the management of client rebate accounts.

STRATEGIC PLANNING

• Support the development of portfolio strategies using market knowledge and analysis.
• Assist in the creation of strategic real estate plans.
• Identify occupancy cost optimization opportunities.
• Support the implementation of approved portfolio strategies.
• Validate financial assumptions and business cases.
• Prepare and support business case development.
• Execute portfolio strategies through defined action plans.

ADDITIONAL RESPONSIBILITIES

• Manage limited-volume paper invoices by scanning and submitting them for payment processing.
• Support lease administration reconciliation reviews by validating system data against source documents.
• Maintain organized lease documentation and portfolio tracking records.
• Support the creation, negotiation, and management of external sublease agreements.
• Assist with internal sublease and space utilization agreements.
• Perform administrative tasks related to contract management and lease administration.

REQUIRED QUALIFICATIONS

Education

• Bachelor's degree in any field required.
• Degree in Finance, Real Estate, Business, or related discipline preferred.

Experience

• Minimum 3 years of experience in commercial real estate transactions, corporate real estate, portfolio management, or occupier services.

Language Requirements

• Native-level Japanese.
• Business-level English.

Additional Qualifications

• Ability to obtain and maintain a Japanese Real Estate Salesperson License.
• Ability to review and understand commercial real estate transaction documents, including leases, purchase and sale agreements, sublease agreements, NDAs, estoppel certificates, and assignment agreements.

Preferred Qualifications

• LEED Accreditation.
• MCR (Master of Corporate Real Estate).
• CCIM Designation.
