The Role:
As a Housing Officer with our high profile Housing Services you can make your own powerful contribution to Westminster’s success. Managing your own patch of properties that might include social housing tenants, council leaseholders, community supported residents and out of borough homes, you’ll offer a professional, high quality service to all the residents you work with, and take ownership of any issues that arise. Providing a friendly and approachable presence on estates, carrying out home visits, quarterly inspections and attending local surgeries, you’ll also collaborate with key residents as you lead on the development and publicity of estate action plans.
Working with a range of Council and external services to support residents, and responding quickly to call back requests, emails and letters, you’ll draft responses to complaints and enquiries, and carry out reviews and renewals relating to healthy home visits, audits, under-occupation visits, joint housing needs and other issues. We’ll also expect you to safeguard vulnerable residents by investigating concerns received from other services, make proactive welfare calls, and support victims of domestic violence with referrals to relevant agencies.
You’ll have a wide range of additional tasks – these include ensuring that casework is properly managed, leading on reports of low-level nuisance cases, working with the Housing ASB team to manage associated cases, and handling tenancy agreement breaches by taking enforcement action. You’ll also work to reduce lost rental income by ensuring that properties are let promptly, collaborate with our repairs service to pre-inspect void properties, manage viewing processes, assist with repairs investigations and carry out initial inquiries into suspected cases of fraud.

About You:
To be a success in this busy, customer-facing role you should have well developed experience of providing members of the public with high quality services, and although hands-on knowledge of working in a housing management role would be desirable, it is not essential. More important is an inspirational enthusiasm, motivating drive and a people-focused attitude to your day-to-day responsibilities.
A collaborative and cooperative team worker with excellent communication skills, you’ll be capable of maintaining an approachable and professional outlook while working on your own in demanding and sometimes challenging front-line situations. Able to plan, organise and prioritise your work, and a confident user of hand held lone working devices and other IT systems, some knowledge of tenancy law and general tenancy management would be an advantage.

Your regular hours will be 9-5, however you’ll need to attend some evening meetings, respond to unexpected emergencies and other demands, so with this in mind you should have a flexible and adaptable approach to your duties.
