Position Summar y

Life Time is building destinations where people come to live a Healthy Way of Life, and as our Director of Real Estate, you'll decide where we show up next. You'll direct the search, evaluation, and acquisition of land for future Life Time Athletic Country Clubs and mixed-use developments across the U.S. and Canada, and you'll lead the team that turns those sites into reality. With 195+ locations serving 1.5M+ members, we're growing with intention, and this role shapes that growth while advancing the Life Time Mission. You'll partner directly with the SVP of Real Estate and Development and senior leadership, and you'll bring your recommendations to the Board of Directors. If you want to build a team, close meaningful deals, and walk through a grand opening of something you sourced, this is your seat at the table.

What You'll Own

- Market deployment strategy, including where we grow, in what order, and why
- Review of new market demographics and trade area studies to identify the next great opportunities
- A pipeline of high-quality sites, evaluated against Life Time criteria for accessibility, utilities, land composition, and location
- A broker and landowner network that brings the right land to Life Time first
- Business plans and investment cases that lay out each opportunity for senior leaders and the Board of Directors
- Competitive assessments of nearby clubs, including what they offer, what they charge, and whether they matter
- Negotiation of Letters of Intent and Purchase Agreements [and Leases]
- Civil engineering, site planning, and entitlement once land is purchased, in close partnership with architecture, construction, legal, operations, and development
- (Disposition of excess property)
- Hiring, coaching, and developing a team of Real Estate Managers and Area Real Estate Managers

What You Bring

- Strong analytical skills, with the ability to define problems, collect and analyze data, establish facts, draw valid conclusions, and recommend solutions
- Excellent communication and presentation skills, with the ability to engage leaders and Team Members at all levels
- Excellent knowledge of site planning, civil engineering, and the construction process
- Knowledge of real estate contracts, land issues, and the zoning process
- Excellent negotiation and project management skills
- The organization and attention to detail to manage multiple deals and deadlines, independently and within a team
- Self-motivation and the discipline to follow every process through to completion
- Comfort with a personal computer, standard office procedures, and computer software
- The ability to travel frequently and support night and weekend commitments as required

Education

- Four-year college degree in a related field

Experience

- 8 to 10 years of real estate analysis and acquisition experience [ground-up development or construction exposure strongly preferred]
- 3 years of management experience

Good to Know

- This is a primarily office-based role in Chanhassen, MN with frequent travel to markets, sites, and brokers. Some weeks you'll be in a boardroom, and others you'll be walking a vacant lot in boots.

## Pay
This is a salaried position starting at $151,000.00(or applicable minimum salary, if higher) and pays up to $219,000.00, based on experience and qualifications.
