Objective

The Security Manager is responsible for planning, implementing, and overseeing comprehensive security operations of the property. This role ensures the safety and security of occupants, visitors, assets, and facilities through effective security management, risk assessment, team leadership, and coordination with client stakeholders and external agencies.

Accountabilities

·        Develop, implement, and maintain security policies, procedures, and standard operating procedures (SOPs) for the property

·        Oversee daily security operations including access control, visitor management, CCTV monitoring, and patrol activities

·        Conduct regular security audits and inspections to ensure compliance with established protocols

·        Review and analyze security incident reports and implement corrective actions

·        Coordinate emergency response procedures including evacuations, lockdowns, and crisis management

·        Recruit, train, and supervise security personnel including guards, supervisors.

·        Develop duty rosters and ensure adequate security coverage across all shifts

·        Conduct performance evaluations and provide ongoing coaching and development

·        Ensure security staff maintain professional appearance, conduct, and adherence to protocols

·        Coordinate with third-party security vendors and manage service level agreements

·        Conduct comprehensive security risk assessments and vulnerability analyses

·        Identify potential security threats and develop mitigation strategies

·        Implement preventive measures to address identified risks

·        Monitor and analyze security trends, incidents, and patterns

·        Recommend security enhancements and technology upgrades

·        Ensure proper functioning of security equipment and arrange timely repairs

·        Maintain accurate logs and documentation of system performance

·        Respond to security incidents, emergencies, and breaches promptly

·        Conduct thorough investigations of security incidents and prepare detailed reports

- Document incidents accurately and maintain comprehensive incident databases

·        Ensure compliance with local security regulations, safety standards, and client requirements

·        Prepare regular security reports, metrics, and dashboards for property management and clients

·        Maintain security documentation including logs, registers, and standard operating procedures

·        Conduct regular training sessions on security protocols, emergency procedures, and safety awareness

·        Coordinate security drills and exercises to test emergency preparedness

·        Handle security-related complaints and concerns professionally

Required Qualifications & Experience

- Minimum 5-7 years of progressive experience in security management
- At least 3 years in supervisory or managerial role within facility security, corporate security, or law enforcement
- Experience managing security operations in residential property
- Proven track record of managing security teams and vendor relationships
- Comprehensive understanding of security systems including CCTV, access control, intrusion detection, and integrated security platforms
- Knowledge of fire safety systems, emergency response protocols, and business continuity planning
- Familiarity with relevant security regulations, labor laws, and industry standards
- Understanding of risk management principles and methodologies
- Strong analytical and problem-solving abilities
