Position Overview:
Forum Asset Management is seeking an Associate, Investments and Asset Management to support the underwriting, due diligence and execution of new real estate investments across REIIF, Forum's development pipeline and self-storage platform, reporting to the VP, Real Estate Investments & Acquisitions. Based in our Toronto office, this role will be a key member of the Real Estate Investments team and will contribute to driving investment performance and disciplined growth across multiple real estate asset classes.
This is a hands-on role for an investment professional who has a strong foundation in real estate investing. Working alongside senior team members, you will build financial models, manage a due diligence process, prepare investment committee materials and support closing on opportunities across the risk spectrum from core to opportunistic strategies. This role will focus on multiple alternative real estate asset classes across Canada with an emphasis on Ontario and including self-storage, student-housing, seniors housing and MHC. You will work closely with the development, asset management, capital markets and finance teams, and contribute to the analysis that informs senior leadership's investment decisions.
Key Duties and Responsibilities:
Acquisitions, Underwriting & Execution
- Support the underwriting of acquisitions, developments, recapitalizations and portfolio transactions, from initial screening through closing.
- Build and maintain financial models, including discounted cash flow, valuation, development proformas, equity waterfalls, and sensitivity and scenario analyses.
- Evaluate on-campus PBSA opportunities, including market sizing, enrolment and demand analysis, competitive set review and operating assumptions.
- Help coordinate due diligence with internal teams and external advisors, including brokers, lenders, appraisers, legal counsel and consultants, and track closing deliverables.
- Coordinate the capital stack for new investments and support loan closings, liaising with lenders and appraisers and working across internal teams to meet financing timelines.
- Help prepare investment committee memoranda and presentations for internal approvals and senior leadership review.
Development & Market Analysis
- Support the assessment of development feasibility and investment economics, including approval and construction timelines, soft and hard cost assumptions and key milestones.
- Maintain active development project proformas, including updating actuals, revising forecasts, and performing variance and scenario analyses.
- Conduct comparable and market research on sales and lease rates, cap rates, construction costs and policy changes at all levels of government to support investment theses.
Portfolio, Financings & Reporting
- Support asset-level and portfolio-level analysis across REIIF, including budgeting, forecasting, hold-sell analysis, and tracking of leasing, occupancy, NOI and capital expenditure.
- Support debt and equity financing processes by preparing lender materials, financing presentations and investment pitchbooks, and analyzing financing alternatives.
- Prepare and review valuations, quarterly and monthly reporting, and investor materials, with a focus on accuracy and turnaround at quarter end.
Team & Collaboration
- Review financial documents and models for accuracy, and support smooth project handoffs.
- Work alongside analysts and share best practices, helping maintain a high bar for accuracy and speed.
- Work across investments, development, asset management, capital markets and finance to gather key inputs that support investment decisions.
Candidate Profile:
- Bachelor's degree in Finance, Real Estate, Economics, Commerce or a related discipline. Progress toward the CFA designation is considered an asset.
- 2-4 years of experience in real estate acquisitions, investments or development, or in investment banking, valuation, lending or private equity with real estate exposure.
- Strong financial modelling skills in Excel, including discounted cash flow, development proformas and scenario analysis.
- Familiarity with equity waterfalls and joint venture structures.
- Exposure to the development approval and construction process, including key milestones and cost assumptions.
- Experience with multi-family, student housing or other residential real estate. Multi-asset class exposure is considered an asset.
- Ability to turn quantitative and qualitative analysis into clear recommendations, investment memos and presentations.
- High sense of urgency and ownership, with a track record of delivering on competing priorities and deadlines in a fast-paced, high-volume environment.
- Strong interpersonal and communication skills, with the ability to work effectively with senior leadership and external partners.
- Curiosity and comfort using AI tools to speed up research, analysis and modelling work.
- Thrives in a high-paced environment where hours extend beyond a typical workday during live transactions and quarter end.
