Job Description The Project Manager oversees and coordinates all aspects of construction-related projects from inception to completion, ensuring work is delivered on time, within scope, and at a profitable margin. This role collaborates closely with the Operations Team, facilitates project turnovers, reviews submittals, attends pre-construction meetings, and arranges site access and logistics. The Project Manager ensures strict adherence to company policies, quality control standards, and safety requirements while providing clear communication and leadership to project teams. Responsibilities

- Maintain frequent and direct communication with the Operations Team to ensure alignment on project goals, timelines, and resource needs.
- Provide timely and accurate updates on all project and staff-related issues to the Operations Manager.
- Facilitate the turnover process from estimating to the project team, ensuring a thorough understanding of project scope, budget, and expectations.
- Review and approve work plans and pre-construction submittals to confirm compliance with specifications and regulatory requirements.
- Prepare and submit Department of Health (DOH) notifications as necessary for applicable projects.
- Attend pre-construction meetings to represent the project team, clarify requirements, and address potential issues before work begins.
- Arrange site access, including keys, parking, and other logistics, to ensure crews and subcontractors can start work efficiently.
- Conduct and attend on-site meetings to review project details, ensuring the team has all required plans, specifications, and approved submittals.
- Prepare and review job start-up sheets for materials and equipment to confirm readiness before field work commences.
- Coordinate special project requirements such as passes, travel arrangements, waste disposal, testing, subcontractors, and air monitoring consultants.
- Personally inspect each active assigned project at least weekly to monitor progress and verify compliance with project plans and procedures.
- Verify containment integrity, equipment readiness, and adherence to removal procedures for applicable abatement and construction activities.
- Assess field productivity and promptly address any deficiencies or obstacles impacting schedule or budget.
- Communicate with the Safety Director to coordinate site inspections and respond to on-site safety requests.
- Resolve jobsite issues quickly and effectively to maintain project timelines and budgets.
- Analyze resource usage, including crew size, work methods, and equipment utilization, to optimize efficiency and performance.
- Review and approve daily reports and timesheets, and submit them to the Project Coordinator on a daily basis.
- Ensure projects are completed profitably within estimated costs and maintain or improve upon scheduled completion dates.
- Accurately project costs and profits for each project and monitor financial performance throughout the project lifecycle.
- Provide regular progress reports to the Operations Manager, highlighting milestones, risks, and required corrective actions.
- Identify potential change order opportunities and follow up to capture additional scope and revenue where appropriate.
- Collaborate with internal teams to oversee quality control, safety, productivity, and operational issues across all assigned projects.
- Work with the Contract Administrator to ensure accurate and timely percentage progress billing for all projects.
- Review and verify all project close-out items and documents, ensuring they are complete, accurate, and submitted on time.
- Assist the Project Coordinator by obtaining missing information, documents, or approvals needed for assigned projects.

- Strong proficiency in written and oral communication for reports, correspondence, and stakeholder updates.
- Proficiency in MS Office applications, including Word, Excel, and Outlook.
- Effective organization and prioritization skills to consistently meet deadlines in a fast-paced environment.
- Flexibility in work hours as required by operational and project needs.
- Familiarity with federal and state regulations governing the construction industry.
- Demonstrated reliability, including regular and predictable attendance and punctuality, with a strong focus on meeting project deadlines.
- Ability to maintain a positive, respectful, and professional demeanor and conduct oneself with integrity in all interactions.
- High school diploma or equivalent.
- Valid drivers license.
- Previous work experience in construction or a related field.
- Capability to obtain security clearance for base access, as required by certain projects.

- Experience in project management within construction or environmental services settings.
- Strong writing skills for documentation, reporting, and communication with stakeholders.
- Ability to pass company drug and physical policies in accordance with workplace requirements.
- Willingness and ability to attain a Supervisor Certificate for Asbestos and Lead Abatement after hire.
- Comfort working with multidisciplinary teams, including safety, operations, contract administration, and project coordination.
- Ability to adapt to changing priorities and handle multiple projects simultaneously.

Job Type & Location This is a Permanent position based out of Pearl City, HI.
Pay and Benefits
The pay range for this position is $70000.00 - $80000.00/yr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
