Job Title: Project Manager Commercial Construction Job Description
This role is for an experienced Project Manager who will lead ground-up commercial construction projects valued between $4M and $15M+ from preconstruction through closeout. You will take full ownership of project delivery, including budgeting, forecasting, scheduling, subcontractor management, and client relationships, with the expectation that you can step into active projects and begin leading with minimal ramp-up time. The position focuses on delivering projects safely, on schedule, within budget, and at a high level of quality while maintaining strong relationships with owners, subcontractors, design partners, and internal teams.
Responsibilities
- Lead ground-up commercial construction projects valued between $4M and $15M+ from preconstruction through final closeout.
- Own the full project lifecycle (cradle-to-grave), including planning, budgeting, scheduling, procurement, execution, and closeout activities.
- Manage project financials, including cost forecasting, cost projections, budgeting, buyouts, change orders, and profitability management.
- Develop, maintain, and update project schedules, using tools such as Microsoft Project to ensure timely completion and alignment with milestones.
- Direct and coordinate site work activities, ensuring that all site construction operations comply with project plans, specifications, and safety standards.
- Lead subcontractor management, including selection, contract negotiation, onboarding, performance oversight, and issue resolution.
- Administer contracts and project documentation, including RFIs, change orders, and other key project records to ensure accuracy and compliance.
- Serve as the primary client-facing point of contact, building and maintaining strong relationships with owners and their representatives throughout the project.
- Collaborate closely with design teams, internal project leadership, and other stakeholders to resolve issues and keep projects on track.
- Monitor project progress, quality, safety, and budget performance, proactively identifying risks and implementing corrective actions when needed.
- Coordinate project buyouts and procurement activities to secure materials, equipment, and services in line with budget and schedule requirements.
- Ensure all work meets high standards of quality and is delivered in accordance with contract documents and company expectations.
- Provide clear, consistent communication and reporting on project status to internal leadership and external stakeholders.
- Lead projects with minimal supervision, taking initiative to drive decision-making and maintain momentum across all phases.
Essential Skills
- At least 5+ years of Project Management experience with a General Contractor, specifically as a Project Manager rather than an Assistant Project Manager.
- Proven experience managing ground-up commercial construction projects valued between $4M and $15M+.
- Demonstrated ability to manage full project lifecycle from preconstruction through closeout (cradle-to-grave project management).
- Strong project financial management skills, including cost forecasting, cost projections, budgeting, buyouts, change orders, and overall profitability management.
- Hands-on site work experience and familiarity with site construction operations.
- Extensive subcontractor management experience, including contract negotiation and performance oversight.
- Client-facing experience with the ability to build and maintain strong owner relationships.
- Scheduling experience, with proficiency in tools such as Microsoft Project.
- Ability to step into active projects and immediately lead with minimal supervision or ramp-up time.
- Stable employment history that reflects consistent responsibility and progression in project management roles.
Additional Skills & Qualifications
- Tilt-wall construction experience, highly preferred and considered a standout qualification.
- Experience using Autodesk Build for project management and collaboration.
- Experience using Bluebeam for document review, markup, and coordination.
- Comfort working in a collaborative environment with experienced project leadership.
- Ability to balance project demands with a focus on maintaining a healthy work-life balance.
Work Environment
This is a 100% in-office position, and candidates should be local and able to commute to the office on a daily basis. The typical workweek is approximately 4550 hours, Monday through Friday, with workload varying based on project demands and phases. Occasional travel to project sites outside the immediate market may be required to support project oversight and coordination. The organization offers an established and respected commercial contracting environment with a strong project backlog, a structured onboarding program of about four weeks, and a clear career progression path from PM I through PM III and beyond. The culture emphasizes collaboration with experienced project leadership, opportunities to lead sizeable commercial projects from day one, and an annual bonus program with profit-sharing opportunities, while striving to balance project responsibilities with family life whenever possible.
