About this role

Are you an accounting leader who is obsessed with AI?

We're looking for an experienced accountant who believes AI is going to fundamentally change how accounting gets done — and wants to be at the forefront of that transformation. Arboreal manages more than 10,000 apartments, and we've built our own property-management software platform, Maynard, with extensive APIs and MCP tools that let AI agents work directly in our accounting systems. This role is your chance to prove how much more a great accountant can accomplish when the manual work is handed to AI and the judgment stays with you.

The Role

This is a new kind of accounting role, built for how Arboreal intends to run its accounting function going forward. Rather than managing a team of people, the Accounting Manager oversees the accounting for a book of work primarily through AI agents operating on Maynard in conjunction with AppFolio. The focus is judgment and review: directing and supervising automated workflows, tackling complex reconciliations and investigations with AI, preparing and reviewing journal entries, validating what the agents produce, and standing behind the accuracy of the financials. You'll be one of four Accounting Managers who work side by side to make sure financials go out on time and accurately and that balances are reconciled across the portfolio. A shared pool of accountants performs a limited set of manual tasks and AI-assisted supporting reconciliations; these accountants do not report to this role. You'll have direct access to the CFO, the engineering team, and our AI-enabled accounting tools — and you'll be encouraged to experiment, improve processes, and figure out how much more is possible. This position reports directly to the Chief Financial Officer and spans accounts payable and receivable, corporate accounting, client onboarding and offboarding, and the review of property financials.

Oversee Accounting Through AI Agents & Automation

• Own the accounting for an assigned book of work, executed primarily through AI agents running on Maynard alongside AppFolio — directing, supervising, and quality-controlling their output rather than performing each task by hand.

• Use AI to tackle complex reconciliations, investigate accounting problems, and automate work that traditionally takes hours of manual effort.

• Prepare and review journal entries and reconciliations, and review AI- and system-generated entries and reports for accuracy, completeness, proper coding, and compliance with U.S. GAAP before they are relied upon.

• Identify, investigate, and resolve exceptions the agents flag or that review surfaces, and determine when a human needs to step in.

• Experiment with and improve agent workflows, prompts, rules, and controls — partnering with the CFO and engineering team so the system produces reliable results and keeps getting better.

• Act as a knowledgeable check on automation — understanding what the agents are doing well enough to catch when an output is wrong, and never signing off on numbers that have not been verified.

Timely & Accurate Financial Reporting

• Work alongside the other three Accounting Managers to ensure financial statements go out on time and accurately for the assigned portfolio each period.

• Coordinate the close calendar and hand-offs across the manager group so there are no gaps or duplicated work, and so dependencies are met.

• Support monthly, quarterly, and annual close and produce financials in accordance with U.S. GAAP.

• Provide the CFO with variance explanations, supporting schedules, and management reporting for lenders, owners, and external tax preparers and auditors.

Reconciliations & Balance Integrity

• Ensure balance-sheet accounts are reconciled and that balances are supported, reviewing the AI-assisted reconciliations prepared on the platform and by the accountant pool.

• Confirm that AP and AR subledgers tie to the general ledger, and that cash, prepaids, accrued liabilities, intercompany, and interproperty balances are clean before financials are issued.

• Investigate and clear aged, unapplied, or exception items, and document the resolution so it can be reviewed and audited.

Functional Areas Overseen

Across the following areas, the Accounting Manager owns the quality and timeliness of the work — exercised through the platform, the AI agents, and the shared accountant pool — and provides the review and sign-off:

• Accounts Payable & Accounts Receivable — oversight of invoice processing, payment runs, billings, receipts, and the related reconciliations, with controls over approvals, segregation of duties, and payment authorization.

• Corporate Accounting — oversight of the management-company entities' close, including accruals, prepaids, intercompany activity, account reconciliations, and corporate financial statements.

• Client Onboarding & Offboarding — oversight of the accounting workstream when properties and clients come on board or depart: opening balances, chart-of-accounts mapping and setup in AppFolio, final reconciliations, balance transfers, and clean handoff of records.

• Property Financials Review — review of property financial statements for assigned portfolios before they reach owners, checking for abnormal balances, misclassifications, and unreconciled items.

What We're Looking For

• Bachelor's degree in Accounting or Finance (or equivalent professional experience), and solid accounting experience with a strong grasp of general ledgers, reconciliations, and financial statements.

• Strong working knowledge of U.S. GAAP and U.S. accounting practices, including accruals, reconciliations, and month-end close.

• Hands-on experience with AppFolio (property-management accounting) — transacting, configuring, and reporting within the platform.

• Real enthusiasm for AI tools — Claude Code, Codex, ChatGPT, or similar — and a belief that technology changes what an accountant can do.

• An analytical mindset and willingness to learn SQL, APIs, and automation. You don't need to be a programmer — you do need to get excited about making a computer do something that used to take all afternoon.

• Strong review judgment — able to look at an output and tell whether it's right, and to find the error when it isn't.

• Ability to work independently, take ownership of complex accounting problems, and deliver results through systems and coordination rather than a direct-report team.

• Excellent written and verbal English communication and the ability to coordinate with a U.S.-based leadership team and peer managers.

• Ability to work remotely from the Philippines with dependable internet and regular overlap with U.S. Pacific business hours.

Nice to Have

• Experience in U.S. property management, real estate, or multi-entity accounting environments.

• CPA (Philippines or U.S.) or equivalent professional certification.

• Experience with accounting automation, RPA, or AI tooling, or working on a proprietary or custom accounting system.

• Experience onboarding new properties/entities or converting balances from a prior accounting system.

• Comfort working across multiple AppFolio databases/tenants.

Engagement Terms

This is an independent contractor (1099) engagement, not an offer of employment. Services are provided remotely from the Philippines, and working hours are coordinated with the CFO to support timely month-end close and reporting. As an independent contractor, the individual is responsible for their own taxes and will provide a completed Form W-8BEN. Compensation and start date are addressed separately in the engagement letter.
