About this role
About this role
As a Land Operations Manager on Intersect's Asset Management team, you'll build the processes, systems, and standards for our newly established Asset Land Management function while owning the day-to-day commercial management of land lease agreements, participating landowner relationships, and real property interests post-execution. Carrying forward the commercial intent of each agreement from development through construction and into operations, you will personally handle lease administration, complex payment calculations, and obligation tracking across our utility-scale clean energy portfolio while designing the operating model the function needs to scale.
Operating as a hands-on working manager initially, you will establish the foundation for the function and ultimately hire, coach, and supervise a team of land analysts as the portfolio grows. Partnering closely with Development, Community Engagement, Construction, Legal, Finance, and Operations, you will ensure all land commitments remain compliant, executable, and aligned with our long-term operational and financial objectives.
Team overview
This team plays a critical role in advancing Intersect's mission to accelerate the clean energy transition by managing the commercial performance of our clean energy and data center power infrastructure projects. Acting as the owner-side integrator, Asset Management translates complex commercial requirements into a scalable operating model that supports asset reliability and long-run value. Joining this newly built department offers the opportunity to shape foundational tooling and workflows from the ground up while growing alongside collaborative experts dedicated to operational excellence.
What you'll do
Own Lease Administration and System Scalability
Manage daily lease administration across utility-scale solar and wind assets, including invoice/payment processing, obligation tracking, and post-COD documentation.
Implement, configure, and maintain land management systems, ERP integrations, and AI-enabled workflows (such as Claude) to track key dates, compliance metrics, and portfolio performance.
Ensure all real property performance meets contractual requirements, regulatory obligations, and internal audit policies through complete and accessible documentation.
Drive Project Integration and Commercial Transitions
Run the end-to-end onboarding process for transitioning executed land agreements from Development into Asset Management with clear ownership of obligations and risks.
Manage construction-period payment obligations and execute seamless commercial transitions to operations rent at COD.
Partner with Development, Construction, and Community Engagement to resolve commercial land issues and confirm agreements fit operational constraints.
Manage Landowner Relationships and Portfolio Economics
Serve as the primary commercial contact for landowners post-execution, managing stipulations of interest, ownership changes, and ongoing inquiries.
Calculate and validate complex payment structures, including wind royalties (flat per-turbine, percentage of revenue, minimum/guaranteed payments, and tiered structures), rent escalations, renewals, and amendments.
Partner with Asset Managers and Finance to build budgets, track financial exposures, support audits, and execute risk mitigation plans across the lease portfolio.
Build and Lead the Land Operations Team
Operate as a hands-on working manager while establishing documented standard operating procedures that allow work to be handed off and scaled.
Hire, coach, and supervise direct reports as the function expands, setting clear priorities, assigning workflows, and reviewing output for commercial accuracy.
What you'll bring
Bachelor's degree in Business, Real Estate, Finance, Energy Management, or a related field, or equivalent practical experience.
6-10+ years of experience in commercial real estate, land management, or lease administration within clean energy or conventional energy infrastructure.
Hands-on experience administering a large portfolio of utility-scale land leases, including calculating wind royalties (per-turbine, percentage of revenue, guaranteed, tiered), managing construction-period payments, and transitioning assets to operations rent.
Proficiency with dedicated land management systems, ERP and payment/invoice platforms, Google Suite, and leveraging AI tools (like Claude) with strong verification practices.
Demonstrated commercial judgment in interpreting lease structures, processing stipulations of interest, and mitigating contractual risk.
Experience managing or formally mentoring others (or clear readiness to step into people management), with the adaptability to balance hands-on daily execution with team-building.
Commitment to building durable relationships and scalable processes aligned with Intersect's values of Equity, Humility, Authenticity, Long-run Value, and People Come First.
