About this role
GENERAL MANAGER
Four Points by Sheraton Kansas City Airport, transitioning to DoubleTree by Hilton
Kansas City, Missouri | Airport-Market Leadership Opportunity
This is a rare opportunity for a proven hotel General Manager to lead a property at a defining moment. You will take ownership of Four Points by Sheraton Kansas City Airport, a newly renovated airport hotel, as it completes its transition from a Four Points by Sheraton (Marriott) to a DoubleTree by Hilton, and you will shape how the next chapter goes.
Hulsing Hotels is seeking a General Manager who has taken a hotel through a major change, whether a brand conversion, a significant renovation, or a repositioning, and who knows how to turn a fresh product into strong guest scores and sustainable profit. You will be the senior on-site business leader for the hotel, with full accountability for guest satisfaction, team member engagement, revenue generation, financial results, brand standards, and the long-term condition of the physical asset.
ABOUT HULSING HOTELS
Hulsing Hotels is part of Hulsing Enterprises, a privately held, multi-entity company founded by Dennis Hulsing, with corporate offices in Asheville, NC and Kansas City, KS. The organization owns, operates, or affiliates with more than 30 businesses spanning hospitality, tennis and fitness clubs, and durable medical supply. Every hotel acquired has been extensively renovated and elevated. The culture is entrepreneurial: leaders are expected to think and act like true on-site business owners, setting high standards, developing strong teams, protecting the asset, and delivering sustainable profitability while representing the Hulsing commitment to genuine hospitality.
THE PROPERTY
Four Points by Sheraton Kansas City Airport is a 208-room hotel just minutes from Kansas City International Airport, serving airline crews, corporate and transient travelers, and group business. The recently renovated property offers an outdoor pool, a fitness center, meeting rooms, an on-site restaurant and bar, and a complimentary airport shuttle. It is converting from Four Points by Sheraton to DoubleTree by Hilton.
THE OPPORTUNITY
This is a transition role, not a steady-state one. You will lead the hotel through the final stages of conversion, including brand standards, systems, signage, training, and the Hilton quality assurance process, while building a team and a culture that make the new product perform from day one. You will rebuild guest perception in the market, reposition the hotel's sales and revenue strategy under the Hilton Honors platform, and deliver results that reflect the Hulsing standard of quality. You will report to the Area General Manager and serve as the primary relationship manager with ownership, the Hilton brand, and the Kansas City business community.
Key accountabilities include :
- Conversion leadership: partner with ownership, the brand, and corporate teams to complete and sustain the Hilton transition, including PIP close-out, brand standards, systems, and training.
- Full P&L ownership: drive revenue (rooms, restaurant and bar, meetings, ancillary) while managing expenses to deliver committed financial results.
- Revenue and market strategy: partner with revenue management and sales on pricing, channel mix, and demand forecasting, with a focus on airport-driven demand such as corporate accounts, crew contracts, and group business.
- Guest experience excellence: own satisfaction scores, Hilton brand guest metrics, online reputation, and service recovery; be visibly present during key service moments, including the airport shuttle experience.
- Team building: recruit, coach, and evaluate the department head team, and create succession depth, in a hotel that is likely still finishing staffing and training for its new identity.
- Brand compliance and quality: build strong standing with Hilton through consistent execution of brand standards and successful quality assurance outcomes.
- Asset stewardship: partner on capital planning, facility condition, and long-term value protection of the newly renovated property.
- Community and ownership relations: represent Hulsing and the hotel with local businesses, airport and civic stakeholders, and ownership, with transparency and professionalism.
