Junior Reliability Engineer
What this job involves:
JLL is seeking a Junior Reliability Engineer to join our Work Dynamics team, supporting the operations and maintenance of buildings, infrastructure, and equipment assets for our clients. In this role, you will develop robust reliability analysis to assess the health of assets, components, and processes in line with JLL's enhanced Reliability & Asset Management program, drawing on data from connected systems to continually refine maintenance strategies and meet outcomes-based performance goals. You will also oversee root cause failure analysis (RCFA) of equipment issues, determining corrective actions that balance cost avoidance, return on investment, and client priorities to maximize asset reliability and efficiency. At JLL, we are collectively shaping a brighter way — for our clients, ourselves and our fellow employees — and this role offers genuine opportunities for growth, including support toward globally recognized qualifications in Reliability and Asset Management (RAM) as your career develops with us.
What your day-to-day will look like:
- Prepare detailed work packages for planned maintenance activities, incorporating safety requirements, required permits, work sequencing, labor estimates, and associated costs
- Develop and maintain standard work routines, task lists, and job plans within the CMMS, ensuring instructions include relevant parts, labor, craft, vendor, regulatory, and safety details
- Update and maintain asset records in the CMMS, including new equipment entries, retirements, and field labeling, while keeping a library of drawings, manuals, and supporting documentation current
- Support reliability activities such as root cause analysis, failure mode and effects analysis (FMEA), and preventive maintenance optimization (PMO), while helping implement precision and predictive maintenance routines
- Rank asset criticality using Reliability Centered Maintenance approaches and help define proactive, cost-beneficial maintenance strategies and risk mitigation plans
- Facilitate operational event and equipment failure investigations, ensuring root causes are identified, corrective actions are prescribed, and follow-up monitoring confirms effectiveness
- Apply predictive maintenance technologies, including vibration analysis, oil analysis, infrared thermography, ultrasound, and motor current analysis, to assess rotating and moving equipment
- Maintain accurate CMMS records and develop key performance indicators for equipment reliability, including planned/unplanned work ratios, cost metrics, and mean time between failures (MTBF)
- Collaborate closely with Maintenance and Planning teams, reflecting the culture of collaboration that sets JLL apart, locally and across the globe
Required qualifications:
- Bachelor's degree in an Engineering discipline, mechanical or electrical preferred
- Formal maintenance planning and scheduling training
- 1-2 years of experience implementing RCM, CbM/PdM methods, and operating building automation and energy management systems
- Solid understanding of asset management, data analytics, and capital planning approaches
- Extensive knowledge of mechanical, electrical, plumbing, and fire suppression systems
- Familiarity with commercial, critical, manufacturing, laboratory, or distribution facility types
- Proficiency with CMMS software and strong computer skills, including advanced Microsoft Excel capabilities
- Strong written and verbal communication skills, with the ability to engage stakeholders at all levels, including senior client representatives
- Excellent organizational skills with the ability to manage multiple priorities and interpret incomplete data sets to make informed recommendations
Preferred qualifications:
- Experience in critical or regulated environments such as data centers, laboratories, manufacturing facilities, automotive, petrochemical, or pharmaceutical settings
- Certified Reliability Leader (CRL) designation
- Certified Maintenance Reliability Professional (CMRP) designation
- Level 1 thermography certification
- Level 1 vibration analysis certification
- Level 1 ultrasound certification
- A self-starter mindset with a flexible, open-minded approach and a drive to go beyond expectations, consistent with our belief that the most effective teams are built when everyone is empowered to thrive
