About this role

JLL empowers you to shape a brighter way .

Our people at JLL are shaping the future of real estate for a better world by combining world class services, advisory and technology for our clients. We are committed to hiring the best, most talented people and empowering them to thrive, grow meaningful careers and to find a place where they belong.  Whether you’ve got deep experience in commercial real estate, skilled trades or technology, or you’re looking to apply your relevant experience to a new industry, join our team as we help shape a brighter way forward.

Lead JLL’s project delivery across all Intel sites in the EU and be the trusted link between the client and everyone who delivers for them. You’ll own the full book of business and guide a team of Junior and Senior Project Managers, Cost & Procurement Managers and Construction Managers. Together, you’ll deliver complex, high-value projects safely, on schedule and on budget, from first feasibility study to final handover. You’ll also build the client and contractor relationships that grow the account. If you’re a senior leader who thrives on high-stakes programs across multiple countries, this role is for you.

What You’ll Do

- Own end-to-end delivery of the EU project portfolio and lead, coach and develop your team of Project Managers, Cost & Procurement Managers and Construction Managers. You’ll also turn strong delivery performance into business growth with the client.
- Act as the lead client contact. Build strong partnerships with the client’s area managers, project managers, business units and engineering teams, and work closely with JLL’s facilities management and maintenance teams across the EU sites.
- Manage and resolve client escalations. Lead the most difficult and large-scale projects yourself, and oversee the overall program of works so every site meets the client’s targets for safety, cost, schedule and quality.
- Oversee and prepare project execution plans, schedules and budgets. Develop and deliver client proposals for every phase: scope definition, programming, design, construction, commissioning, handover and close-out.
- Gather the feasibility data for the end-user’s requested space use, define the project scope, and document the results so the client can decide whether to proceed. Deliver the scope definition, cost estimate and high-level milestone schedule.
- Appoint designers and manage design development and review, involving the client’s PM and other stakeholders in design reviews. Deliver the design package, budget estimate, provisional bidding and construction schedule, and project execution plan.
- Document and manage all submittals, and secure client sign-off in line with the agreed schedule.
- Work with JLL Procurement and Quantity Surveying to identify general contractors, trade contractors and material and equipment suppliers. Obtain bids, clarify scope and site parameters with bidders, support cost negotiation and benchmarking, and create and monitor purchase requisitions.
- Review costs, then deliver the fixed-price lump-sum proposal, baseline schedule and approved project execution plan, and secure the client’s agreement.
- Document and manage all RFIs and scope change requests after scope freeze. Control every project change request, keeping robust change records of all cost and schedule impacts and following each one to closure.
- Once the client authorizes the works, execute them by coordinating the appointed general and trade contractors. Manage the client, contractors and JLL team to achieve the agreed schedule, scope, quality and budget, with on-site oversight of compliance with schedule, EHS and QA/QC standards.
- Oversee EHS compliance across all sites. Work with JLL EHS Managers and make sure your teams manage safety proactively on their projects.
- Run regular project status reviews and coordinate communication on status, progress and issues with all stakeholders. Step in on problem resolution wherever it’s needed.
- Manage commissioning and handover, providing all documentation to the client on time and in full. Lead close-out and snagging.
- Build lasting partnerships with designers, general contractors, contractors, suppliers and specialist consultants. Coordinate contractor pre-qualification, badging, site permits, work permissions and site access with the client’s Contractor Administration Services office and JLL’s IFM team. Keep schedule, cost, performance and documentation data current in our online systems, liaise with JLL’s central program team on reporting and KPIs, and share expert advice with the client and JLL’s facilities managers and other JLL business units and accounts.

How success is measured: you’ll deliver project EHS, cost, schedule, quality and documentation standards across all projects. The targets are zero EHS incidents, more than 95% EMEA program schedule milestone compliance, and positive client feedback on your performance in the Monthly Supplier Communications Meeting.
