THE POSITION:

STACK is looking for a Senior Manager, Preconstruction to lead preconstruction efforts for complex data center development projects from early feasibility through transition to construction.

The Senior Manager will be responsible for integrating scope, schedule, budget, project strategy, and execution planning across multiple large, complex campuses. This role will work closely with Development, Design, Construction, Finance, Commercial, Supply Chain, and external partners to identify project risks, evaluate alternatives, and develop executable strategies that support STACK’s development and commercial objectives.

As a leader and communicator, the Senior Manager will bring a strong understanding of preconstruction, conceptual estimating, scheduling, design development, and construction execution. They will excel at working through incomplete information, leading cross-functional teams, developing people, and translating complex project issues into clear recommendations for internal and external stakeholders.

• Develop and maintain an integrated project strategy encompassing scope, schedule, budget, phasing, procurement, execution approach, and key project risks.

• Lead development and management of conceptual and schematic-level project budgets and schedules, ensuring that assumptions appropriately reflect project scope, design maturity, market conditions, procurement strategy, and execution risk.

• Evaluate incomplete or evolving project information and develop assumptions, scenarios, and recommendations that allow the business to make timely decisions.

• Lead project kickoff, strategy, risk, budget, schedule, and decision-making meetings with cross-functional project teams.

• Identify critical project constraints and develop mitigation strategies, alternative approaches, and clear recommendations for project leadership.

• Evaluate design alternatives, construction sequencing, procurement strategies, and delivery approaches to improve speed-to-market, capital efficiency, and execution certainty.

• Lead variance analysis as projects evolve, clearly communicating changes in cost, schedule, scope, and risk to project stakeholders and senior leadership.

• Lead value engineering and optimization efforts across project teams while maintaining required project performance, quality, and delivery objectives.

• Partner closely with Development, Design, Construction, Finance, Commercial, Supply Chain, and other functional teams to ensure alignment across project objectives and execution plans.

• Work with Finance to support project underwriting, financial modeling, scenario analysis, capital planning, and investment decisions.

• Build and maintain strong relationships with general contractors, design partners, consultants, suppliers, utilities, and other external project stakeholders.

• Support Commercial and Development teams during tenant pursuits, pricing exercises, technical diligence, LOIs, lease negotiations, and other customer-facing activities by clearly defining cost, schedule, scope, and execution implications.

THE DETAILS:

• Location: Denver

• Travel: 2-3 times quarterly

• Compensation: $

• Benefits: Healthcare, Dental Care, Vision Insurance, Life Insurance, Paid Time Off, and Paid Leave Programs

• Must be eligible to work in the United States

MUST-HAVE QUALIFICATIONS:

• Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or related technical discipline, or equivalent work experience.

• 7+ years’ of experience in a preconstruction, construction, development, estimating, scheduling, or a related project-delivery role.

• Strong understanding of conceptual estimating, project scheduling, design development, procurement, and construction execution.

• Experience leading cross-functional teams and coordinating work across multiple internal and external stakeholders.

• Demonstrated ability to identify project risks, evaluate alternatives, and develop clear recommendations with incomplete information.

• Strong verbal and written communication skills, including the ability to communicate complex technical and commercial issues to senior stakeholders.

• Proven ability to manage multiple priorities, projects, and stakeholders in a fast-paced environment.

• Strong analytical, problem-solving, and decision-making skills.

• Data center, mission-critical, or other large-scale technical construction experience strongly preferred.

• Highly proficient with Microsoft Suite, Bluebeam, industry standard estimating and scheduling softwares

THIS MIGHT BE RIGHT FOR YOU IF:

• You are a strong communicator. You can take complicated technical, schedule, or cost issues and turn them into a clear recommendation for project teams, clients, and senior leadership.

• You are persuasive and clear. You combine analysis, judgment, and experience to help teams make decisions rather than simply presenting information.

• You think beyond your individual discipline. You understand that scope, schedule, budget, design, procurement, commercial requirements, and execution strategy are interconnected and need to be managed together.

• You do not get flustered easily. You can juggle multiple priorities while balancing urgent requests with shifting timelines and deliverables.
