JOB SUMMARY

Compensation:

- On call compensation : $200 per on-call rotation, consisting of every other week (Monday through Friday, 4:00 p.m. to 8:00 a.m.) and every other weekend (Saturday and Sunday, 48 consecutive hours). Specific on-call responsibilities, expectations, and scheduling details, will be reviewed directly with candidates during the interview process.

- Additional hourly pay rate : $25.00 for time worked on site when on call.

- Additional hourly pay rate : $25.00 for trash and recycle removal one hour every other weekend on Saturday and Sunday.

We have an exciting opportunity for an On-Call Maintenance Technician I to join The Liberty in Pompton Lakes, NJ. The Liberty features 64 affordable one-bedroom apartments designed for seniors and veterans.The On-Call Maintenance coverage position provides after-hours emergency response. The primary responsibility is to respond to urgent building or resident-related maintenance concerns, assess the situation, take appropriate immediate action, and coordinate with outside vendors or emergency services when necessary. Remove and place community trash at the designated location once per day on assigned weekend days.

This position is not intended to perform routine maintenance, complete non-emergency work orders, or provide general after-hours maintenance services. The focus is on protecting resident safety, preventing property damage, and ensuring urgent issues are appropriately addressed until regular maintenance staff or management can respond.

Examples of Emergencies may include, but are not limited to:

- Significant water leaks or flooding.

- Loss of heat during cold weather.

- Loss of air conditioning during hot weather.

- Major plumbing failures.

- Electrical emergencies or loss of power.

- Fire alarm or life-safety system concerns.

- Elevator emergencies.

- Building access or security emergencies.

- Conditions presenting an immediate threat to resident safety or the building.

- Other urgent facility concerns requiring immediate attention.

Competencies:

- Remain available and responsive during assigned on-call hours.

- Respond promptly to after-hours emergency calls involving urgent building, maintenance, safety, plumbing, electrical, HVAC, security, or other facility-related concerns.

- Required to learn and maintain familiarity with building fire alarm systems, life safety systems, emergency procedures, and other critical building operations necessary to respond appropriately to on-call emergencies.

- Assess reported emergencies and determine the appropriate course of action.

- Take reasonable immediate steps to protect residents, the building, and property from further damage when able to do so safely.

- Contact and coordinate with approved vendors, contractors, emergency services, utility companies, or other appropriate resources when an issue requires immediate attention.

- Meet vendors or emergency responders on site when necessary and provide access to affected areas.

- Notify the appropriate supervisor or Resident Director of significant emergencies, vendor calls, building concerns, or situations requiring follow-up.

- Document emergency calls, actions taken, vendors contacted, and any outstanding concerns for follow-up by regular staff.

- Respond to urgent resident maintenance concerns in accordance with the community’s established emergency maintenance procedures.

- Maintain professional, respectful, and consistent interactions with residents and staff.

- Remove and place community trash at the designated location once per day on assigned weekend days.

- Perform other limited after-hours duties as assigned that are directly related to emergency coverage and basic weekend building operations.

Schedule:

- On call consisting of every other week (Monday through Friday, 4:00 p.m. to 8:00 a.m.) and every other weekend (Saturday and Sunday, 48 consecutive hours).

- One hour every other weekend on Saturday and Sunday for trash and recycle removal.

Education : High school or equivalent.

QUALIFICATIONS/REQUIREMENTS

Demonstrates compliance with the CH ASPIRE Standards of Performance.

Qualifications :

- Basic knowledge of building systems and facility operations, with the ability to coordinate emergency repairs and vendors as needed.

- Highly motivated, service-oriented, and dependable self-starter who demonstrates compliance with the CH ASPIRE Standards of Performance

- Basic knowledge of hand tools.

- Ability to lift and carry 80 pounds with or without assistance.
