About this role

Real Estate Asset Manager – NYC Multifamily Portfolio

Position: Real Estate Asset Manager

Location: Manhattan, NY (In-Office & NYC Property Visits)

Compensation: $100,000 Base Salary

Industry: Real Estate Development & Investment

###

We are recruiting on behalf of a prominent, fully integrated New York City real estate development and investment firm with more than 25 years of experience revitalizing urban spaces. Operating across residential, mixed-use, and commercial assets, the firm oversees an extensive multi-million-square-foot footprint focusing on adaptive reuse, long-term value creation, and community-centric development.

The firm operates in a high-accountability, fast-paced environment where leadership places the highest premium on character, integrity, intellectual curiosity, and practical common sense.

Our client is seeking an Asset Manager to direct the operational and financial performance of a substantial New York City residential and mixed-use portfolio (20+ properties, 3,500+ units).

While solid financial and analytical capabilities are necessary, true success in this seat hinges on sound judgment, curiosity, and grounded leadership . The ideal candidate does not passively aggregate spreadsheets or accept reports at face value. Instead, they naturally ask the "why" behind numbers, walk the buildings to understand on-the-ground realities, identify operational bottlenecks, and coordinate across construction, leasing, accounting, and property operations to execute practical solutions.

Key Responsibilities

Operational Leadership & Practical Problem-Solving

- Serve as the central point of operational accountability across the portfolio, ensuring assets run efficiently, safely, and in alignment with ownership’s strategic goals.
- Conduct regular on-site walkthroughs and building inspections to evaluate physical plant conditions, review day-to-day operations, inspect unit turns, and assess capital improvements firsthand.
- Ask the right operational questions: investigate expense anomalies, identify leasing delays, pinpoint maintenance backlogs, and implement sensible corrective plans.
- Partner collaboratively with on-site property management, facilities teams, and third-party contractors to drive operational discipline without micromanagement.

Financial Oversight & Variance Analysis

- Monitor and analyze monthly and quarterly property financials, including revenue collections, operating expenses, net operating income (NOI), and cash flow.
- Review actual performance against operational budgets and forecasts, proactively investigating underlying drivers behind variances.
- Collaborate closely with accounting and finance teams to support annual property budgeting, reforecasting, and lender/bank compliance reporting.
- Evaluate the financial viability, scope necessity, and operational ROI of proposed capital expenditures and tenant improvements.

Leasing, Market Strategy & Capital Projects

- Track leasing velocity, renewal rates, concession trends, and market comps across residential and commercial units to maximize occupancy and revenue.
- Stay well-informed of NYC housing regulations, market shifts, and neighborhood developments to anticipate operational impacts early.
- Coordinate with internal development and construction teams on capital projects and repositionings to ensure timelines, budgets, and operational handoffs run smoothly.

Candidate Profile & Core Attributes

- Common Sense & Grounded Judgment: You focus on what actually moves the needle. You evaluate facts logically, cut through clutter, and make sound, defensible decisions without needing an exhaustive playbook for every scenario.
- Natural Curiosity: You are intellectually curious and probe deeply. When reviewing a variance report or inspecting a mechanical system, you ask insightful, clarifying questions until you fully understand the issue.
- Integrity & Character: You bring humility, emotional intelligence, and dependability. You communicate with transparency, follow through on commitments, and work just as effectively with building supers and porters as you do with executive ownership.
- Proactive Ownership: You treat the portfolio as if it were your own investment. You address small issues before they become expensive problems and take personal pride in the operational health of your assets.

Qualifications

- Experience: 3–5+ years of relevant experience in real estate asset management, portfolio management, or large-scale property operations, preferably with multifamily or mixed-use assets in New York City.
- Financial Literacy: Clear comprehension of property-level P&Ls, operating budgets, cash flows, and key performance indicators (NOI, debt service, occupancy, delinquency).
- Technical Aptitude: Strong proficiency in Microsoft Excel for financial tracking and variance reporting. Familiarity with property management accounting platforms (Rent Manager, Yardi, RealPage, or similar).
- Communication: Direct, articulate, and professional communication skills, with the presence and poise to present findings and recommendations directly to senior leadership.
- Education: Bachelor’s degree in Real Estate, Finance, Business, Economics, or a related field; or equivalent practical industry track record demonstrating exceptional performance and leadership.
