We’re looking for a Part-Time General Counsel to join our team, where you’ll serve as a legal resource for executive leadership, with a primary focus on commercial real estate, leasing, and property transactions. The role will also provide guidance on employment and HR matters, business contracts, and day-to-day legal issues, coordinating with outside counsel when specialized support is needed.
The ideal candidate has strong commercial real estate experience, particularly with industrial and warehouse properties, and experience advising on California employment and HR matters. This attorney will work directly with executive leadership and internal teams, manage matters independently, and provide practical recommendations that support business decisions.
Your Impact:
As a Part-Time General Counsel , you will:
- Draft, review, and negotiate commercial leases, subleases, amendments, renewals, assignments, landlord consents, license agreements, and termination or surrender agreements.
- Review and negotiate letters of intent, purchase and sale agreements, brokerage and commission agreements, and related real estate documents.
- Support acquisitions and dispositions, including due diligence, title and survey review, easements, escrow coordination, and closing documents.
- Advise on lease obligations and property issues, including rent, operating expenses, repairs, maintenance, insurance, indemnification, permitted use, and property access.
- Address defaults, security deposits, letters of credit, restoration obligations, and landlord–tenant disputes; prepare notices, demand letters, and settlement agreements.
- Advise on property-use and compliance issues, coordinating with local or specialized counsel as needed.
- Coordinate outside counsel on litigation and multistate or specialized real estate matters, while managing costs, deadlines, and progress.
- Maintain legal document templates, track active matters and transaction deadlines, and provide clear recommendations to executive leadership.
- Advise leadership and HR on employee relations, hiring, performance management, discipline, terminations, and separation agreements.
- Review employment documents and workplace policies; advise on California wage-and-hour matters, employee classification, leave, accommodations, and workplace complaints.
- Support workplace investigations and employee disputes, coordinating with outside employment counsel when specialized support is needed.
- Review general business contracts and advise on day-to-day corporate and operational legal issues.
What You Bring to the Table:
· J.D. and active California State Bar membership in good standing.
· At least five years of relevant legal experience, including substantial commercial real estate and leasing work.
· Demonstrated ability to independently draft, redline, and negotiate commercial real estate agreements.
· Experience advising on landlord–tenant obligations, transaction risks, and property-related disputes.
· Experience advising employers on California employment law and day-to-day HR matters.
· Practical business judgment and the ability to explain legal issues and recommended next steps to executives and nonlegal teams.
· Strong organization, responsiveness, discretion, and follow-through.
· Availability for a consistent part-time schedule in Cubework’s Walnut office.
