About this role

Description

About the role:

Affiliated Monitoring operates a 20,000 square foot emergency call center in Houston. We are seeking a hands-on lead technician to serve as our primary on-site facilities contact. You will make routine repairs, keep preventive maintenance on track, coordinate qualified vendors, and communicate clearly with the Head of Facilities in New Jersey. The role offers room to grow into broader facilities supervision as the site and your responsibilities develop.

#

What you will do:

Walk the site regularly, spot conditions before they become interruptions, prioritize work, and close out requests with clear updates in the maintenance work order system.

· Perform safe, hands-on repairs within your skills and authorization, including patching, painting, door hardware, lighting, filters, minor plumbing, basic carpentry, and other general building maintenance.

· Inspect and track HVAC, plumbing, electrical distribution, roof and envelope, fire and life safety, security, and other building systems. Escalate abnormal conditions promptly.

· Maintain preventive maintenance schedules and records; complete assigned inspections and confirm contracted work is performed and documented.

· Scope, schedule, escort, and follow up with approved contractors for HVAC service, fire protection, roofing, major electrical and plumbing work, cleaning, pest control, and other specialized services. Verify completion and report deficiencies.

· Support building readiness for severe weather and operational emergencies. Coordinate with local leadership and the NJ facilities team to protect the call center and restore normal operations.

· Provide practical support for office changes and employee events when needed, while keeping building operations and maintenance priorities on track.

#

How the role is supported:

You will report directly to the Head of Facilities in New Jersey, who provides priorities, technical support, vendor and budget approvals, and escalation guidance. Approved local contractors handle licensed, regulated, and specialized work. A designated local contact and vendor coverage plan will support access and emergencies when you are unavailable. You will provide regular site updates, photos when useful, and early notice of cost, schedule, safety, or service risks.

#

Emergency Coverage:

This role participates in after-hours response for critical building issues under a defined escalation and backup plan. Response expectations, frequency, coverage for time off, and applicable compensation will be confirmed before hire. Emergencies requiring licensed or specialized work are escalated to the appropriate service provider.

Requirements

#

What you bring:

At least five years of commercial facilities maintenance or closely related experience, with strong hands-on troubleshooting and sound safety judgment.

· Experience coordinating service vendors, verifying their work, and keeping accurate maintenance records.

· Ability to work independently on site, set priorities, and give concise, timely updates to a manager working remotely.

· Working knowledge of commercial HVAC, basic electrical and plumbing systems, building finishes, and preventive maintenance. Experience in a continuously operating facility is a plus.

· Comfort using a CMMS or similar work order system, email, photos, and basic reports to document work and communicate status.

· Ability to perform the essential physical duties of the role, including ladder work and moving materials, with or without reasonable accommodation. Roof access is required only when authorized and safe.

· A technical degree, trade training, or relevant certification is preferred; equivalent practical experience is welcome. Must be authorized to work in the United States.

#

Success in this role:

You keep the Houston site safe, functional, and well maintained; resolve routine issues promptly; know when to call a specialist; and give employees and the NJ facilities team confidence that work is owned through completion. As the role grows, you may take on more responsibility for vendor performance, planning, budgets, and supervision.
