- Help ensure construction quality meets applicable project requirements and owner standards.
- Work closely with project controls, estimating, and scheduling teams to monitor overall project performance.
- Review and interpret Critical Path Method (CPM) schedules, including critical activities, sequencing, milestones, delays, and potential schedule impacts.
- Monitor actual construction progress against the approved project schedule and identify variances.
- Collaborate with the General Contractor and project team to identify activities that could affect the critical path and overall schedule.
- Understand and evaluate schedule impacts associated with construction changes, delays, or unforeseen conditions.
- Review Time Impact Analyses (TIAs) when required to understand the potential schedule impact of delays, changes, or unforeseen project conditions.
- Communicate schedule risks, constraints, and mitigation strategies to the owner and other project stakeholders.
- Manage and track change orders and change-management activities throughout construction.
- Review proposed changes for scope, cost, schedule, and contractual implications to support informed decision-making.
- Coordinate with project controls, estimating, scheduling, design, and construction teams to evaluate and validate changes.
- Maintain appropriate documentation supporting change-order review, negotiation, approval, and implementation.
- Review contract documents to understand contractor responsibilities and owner rights and apply this knowledge in daily decision-making.
- Prepare and issue formal project correspondence and contractual notices on behalf of the owner when required.
- Maintain thorough written documentation regarding delays, deficiencies, changes, disputes, and other project issues.
- Manage construction-phase document control, including daily reports, inspection documentation, progress schedules, testing records, correspondence, and other project records.
- Prepare clear, professional written communications for contractors, clients, and project stakeholders.
- Develop spreadsheets, trackers, reports, and tables to organize project information and present data clearly to the client.
- Participate in owner and DGS meetings, providing clear updates on construction progress, schedule status, inspections, changes, risks, and outstanding issues.
- Maintain accurate project records that support decision-making, risk management, and contractual documentation.
- Utilize Microsoft Office Suite as part of daily project management and communication activities.

- Monitor completion of corrective work and verify that punch-list items are properly addressed and closed.
- Manage construction closeout documentation and turnover requirements to support final acceptance.
- Drive outstanding items to completion to support successful project turnover and owner satisfaction.
