About this role
About the Opportunit y
We’re looking for a highly detail-oriented Construction Takeoff & Estimating Specialist with practical experience reviewing construction plans and preparing flooring quantity takeoffs.
The ideal candidate will be comfortable working independently with construction drawings, identifying flooring requirements and accurately calculating the quantities of materials needed for a project.
This role requires someone who understands flooring scope, can interpret construction plans confidently and has hands-on experience using construction takeoff software such as PlanSwift or a similar tool.
Accuracy is essential. The successful candidate must be able to identify relevant details within drawings, measure quantities carefully and produce reliable takeoff information to support the estimating process.
Requirements
Key Responsibilities
1. Construction Plan Review
- Review architectural, construction and flooring plans to understand project requirements.
- Interpret drawings, dimensions, legends, specifications and relevant notes.
- Identify the areas and spaces requiring flooring installation.
- Determine the flooring scope based on the available project documentation.
- Identify missing information, inconsistencies or unclear details that may affect quantities.
2. Flooring Quantity Takeoffs
- Perform detailed flooring quantity takeoffs using construction drawings.
- Calculate floor areas and quantities required for different flooring materials and finishes.
- Identify and measure relevant spaces, rooms and designated flooring areas.
- Account for project-specific requirements, exclusions and other relevant details.
- Organise takeoff results clearly to support accurate estimating and material planning.
3. Estimating Support
- Prepare accurate quantity summaries and supporting documentation.
- Provide reliable measurements and takeoff information for use in project estimates.
- Review calculations and measurements to minimise errors and omissions.
- Flag discrepancies, scope gaps or assumptions that require clarification.
- Maintain consistent documentation so calculations can be reviewed and verified.
4. Software and Documentation
- Use PlanSwift or comparable construction takeoff software to measure and quantify flooring requirements.
- Navigate digital construction plans and drawings confidently.
- Maintain organised digital project files and takeoff records.
- Work efficiently with digital measurement tools while maintaining accuracy.
- Ensure takeoff information is presented clearly and consistently.
Minimum Requirements
- Hands-on experience completing construction takeoffs, preferably specifically for flooring.
- Ability to independently read and interpret construction plans and drawings.
- Strong understanding of flooring scope and quantity measurement.
- Practical experience using PlanSwift or comparable construction takeoff software.
- Access to suitable takeoff software and the necessary tools to perform the work.
- Exceptional attention to detail and numerical accuracy.
- Strong organisational skills and the ability to manage work independently.
- Ability to identify discrepancies and clarify missing or ambiguous information.
- Clear written communication skills.
Preferred Experience
- Flooring estimating or flooring quantity surveying.
- Experience working with commercial or residential flooring projects.
- Familiarity with different flooring materials, finishes and installation requirements.
- Experience preparing takeoffs for contractors, flooring companies or construction estimators.
- Experience reviewing architectural drawings, finish schedules and construction specifications.
Important Requirements
Candidates must be able to demonstrate practical flooring takeoff experience. General construction estimating experience alone may not be sufficient if the candidate has not worked directly with flooring quantities and plans.
Candidates must also have access to appropriate construction takeoff software, such as PlanSwift or a comparable platform. The specific software used by the client will need to be confirmed during the recruitment process.
What Success Looks Like
- Flooring quantities are measured accurately and consistently.
- Construction plans are reviewed independently and thoroughly.
- Relevant flooring scope is identified without overlooking important details.
- Takeoff documentation is organised, clear and easy to verify.
- Potential discrepancies and missing information are flagged early.
- Work is completed efficiently without compromising accuracy.
