About Salesforce

Salesforce is the #1 AI CRM, where humans with agents drive customer success together. Here, ambition meets action. Tech meets trust. And innovation isn’t a buzzword — it’s a way of life. The world of work as we know it is changing and we're looking for Trailblazers who are passionate about bettering business and the world through AI, driving innovation, and keeping Salesforce's core values at the heart of it all.

Ready to level-up your career at the company leading workforce transformation in the agentic era? You’re in the right place! Agentforce is the future of AI, and you are the future of Salesforce.

What You’ll Be Doing & Why It Matters

The Real Estate Strategy and Planning team shapes how Salesforce’s global office portfolio evolves. As Real Estate Strategy Senior Manager, you will be the finance lead behind our portfolio strategy and the key link between Real Estate, Finance and Transactions. You’ll turn real estate options into clear financial decisions by building scenario models, evaluating P&L impact and calculating return on investment. You’ll partner closely with Finance on long-range planning, budget, outlook and accounting impact, and with the Transactions team to turn the best scenarios into executed deals. Working with the VP of Real Estate Strategy and Planning and Finance, you’ll maintain a comprehensive long-range plan for the portfolio. Using AI tools and platforms, you’ll speed up modeling, analysis and reporting so leaders get answers faster.

Core Responsibilities & Scope

- Finance partnership: Serve as the main Real Estate partner to FP&A, Controllership and Accounting. Align on assumptions, budget and quarterly outlook, and make sure real estate impacts flow accurately into company plans and forecasts.
- Transactions partnership: Work side by side with the Transactions team from scenario to signed deal. Model deal terms (rent, tenant improvement allowances, free rent, term, options), test proposals against the business case, and support negotiations with clear financial guidance.
- Long-range planning: Partner with the VP of Real Estate Strategy and Planning and Finance to build and maintain a comprehensive long-range plan for the global portfolio, covering footprint, cost, capital and lease events. Keep it current as business plans change.
- Scenario modeling: Build and own financial models for portfolio scenarios, including consolidations, expansions, exits, relocations, renewals vs. new deals, and footprint optimization.
- Financial impact analysis: Quantify P&L, cash flow, capex/opex and balance sheet impact. Calculate ROI, NPV, IRR and payback to compare options and recommend a path.
- Lease economics and accounting: Apply lease accounting knowledge, working with Accounting, so scenario outputs reflect the reported impact of decisions such as exits, renewals and early terminations.
- Scorecard and metrics: Develop the REWS portfolio scorecard and metrics with Finance (cost per seat, cost per sq ft, utilization, occupancy, spend vs. plan). Monitor results and lead root cause analysis when metrics move.
- Strategic initiatives: Lead the prioritization and delivery of high-visibility initiatives end to end, with full accountability for outcomes.
- AI-enabled finance: Use AI tools and platforms to build and stress-test scenario models faster, automate recurring reporting and lease data analysis, and draft executive summaries and presentation materials. Find workflows that can be streamlined with AI or automation, and help the team adopt them.
- Dashboards and interactive tools: Build dashboards and interactive scenario tools that let leaders explore financial tradeoffs and portfolio metrics on their own.
- Executive communication: Write and edit complex analyses, decks and recommendations for senior leadership, and represent REWS with internal and external stakeholders.

Minimum Requirements

- 5+ years of experience in corporate finance, FP&A, real estate finance, investment banking or consulting
- Expert financial modeling skills, including scenario and sensitivity analysis, DCF, ROI, NPV and IRR
- Experience building and maintaining long-range plans or multi-year forecasts
- Strong working knowledge of lease economics and lease accounting, and how real estate decisions flow through the P&L and balance sheet
- Proven track record of partnering closely with Finance teams and deal or transaction teams to deliver results
- Hands-on use of AI tools to speed up modeling, analysis and reporting, and to reduce manual work
- Experience building business cases and recommendations for senior executives
- Ability to lead cross-functional work and influence stakeholders across Finance, Accounting, Transactions and operating teams
- Ability to think strategically while staying hands-on and detailed in a fast-paced, ambiguous environment
- Bachelor’s degree in Finance, Accounting, Economics or related field

Preferred Qualifications

- Corporate real estate experience, ideally with a multi-country or global office portfolio
- Experience supporting real estate transactions, such as lease negotiations, renewals, exits or dispositions
- Experience building KPI frameworks, dashboards and interactive tools in BI and AI platforms such as Tableau
- Experience building AI-powered or automated finance workflows
- MBA, CPA or CFA
