The position focuses on Central region markets, with occasional support in the other regions, and contributes site planning and regulatory insight to acquisitions, build-to-suit projects, and customer proposals. ·       Support acquisition due diligence with internal teams and consultants by reviewing environmental, utility, fee, and geotechnical factors and identifying access and offsite improvement requirements.

·       Identify and help mitigate site and development risks, escalating material findings to project partners.

·       Coordinate assigned entitlement activities for acquisitions and build-to-suit projects, including application preparation, public hearing support, and communication with municipalities.

·       Track entitlement budgets, schedules, agency review timelines and consultant scope/deliverables to support timely project decisions and approvals.

·       Coordinate with development and design teams to incorporate customer requirements, entitlement conditions, and site constraints into project designs.

·       Provide due diligence, entitlement, and site planning information for customer RFP responses, and monitor regional regulatory and municipal updates that may affect project execution.

Required:

·       5+ years of experience in civil engineering, architecture, construction management, or a related development field.

·       Experience supporting due diligence, entitlement, and municipal approval processes for industrial or data center projects.

·       Ability to research and interpret municipal zoning codes and site requirements across multiple markets.

·       Willingness to travel up to approximately 40% within region and occasionally outside of region.

·       Ability to coordinate work across teams and manage multiple project timelines.

Preferred:

·       Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field, or equivalent experience.
