What this job involves:
As a Capital Associate / Associate Capital Director, you will serve as the second member of a two-person capital function, reporting directly to the Lead Capital Director, overseeing capital expenditures across a diversified portfolio of office, industrial, retail, and multifamily assets. You will independently own the delivery of defensive CAPEX and renovation projects and provide first-level technical review of due diligence, budgets, contracts, and draws within your delegated authority. You will also serve as the day-to-day coordination point for the function's third-party delivery network. While mission-critical, high-risk, and development matters are led by the Lead Capital Director, you will play a key role in supporting their execution. This is a role designed to extend the function's coverage and capacity across acquisitions and asset management — not an administrative or assistant position.
What your day-to-day will look like:
- Manage and coordinate engineering and environmental due diligence on acquisitions and dispositions, including Property Condition Reports, environmental and PML studies, and construction diligence reports
- Perform first-level review of due diligence documents and consultant reports, identifying omissions, inconsistencies, and material findings
- Independently lead the planning and execution of defensive CAPEX and renovation projects, from concept through closeout, within delegated authority
- Review project scopes, budgets, schedules, proposals, and construction contracts, identifying risk allocation and commercial issues
- Perform initial review of draws, lien waivers, invoices, and supporting documentation for consistency with approved budgets and contracts
- Serve as the primary coordination point for third-party consultants, outside counsel, construction monitors, and owner's representatives
- Respond to architectural, engineering, and environmental issues at managed properties, working with contract property management to resolve them
- Support the Lead Capital Director on development matters, including validating budgets, reviewing construction documents, and negotiating contracts
- Conduct property inspections and collaborate with asset managers on capital improvement plans and long-term maintenance strategies
- Evaluate construction and operational risks, support insurance renewals, and coordinate responses to environmental incidents
- Escalate mission-critical, high-risk, or out-of-authority issues to the Lead Capital Director and support execution under their direction
- Maintain continuing awareness of relevant laws, building codes, and market trends impacting capital work, and sustain in-depth networks in key markets
Required qualifications:
- Bachelor's degree in a related field (Engineering, Architecture, Construction Management, or similar)
- Minimum of 7 years of experience in capital projects, construction, or engineering within commercial real estate
- Demonstrated experience reviewing engineering reports, budgets, and construction contracts
- Strong technical knowledge of building systems, construction methods, and environmental issues
- Proven ability to manage multiple projects and external consultants simultaneously
- Strong analytical, organizational, and written/verbal communication skills
- Ability to work independently within delegated authority while escalating appropriately
Preferred qualifications:
- Master's degree in a related field, or professional licensure (PE, RA, or similar)
- Experience across multiple asset classes, including office, industrial, retail, and multifamily
- Familiarity with institutional investment management structures and reporting requirements
- Experience with development oversight, entitlements, or GMP contract review
- Knowledge of national vendor agreements and maintenance audit programs (e.g., fire sprinkler, roofing, elevator)
- Strong desire to gain exposure to real estate investment strategy and execution, and leveraging engineering and construction expertise to further those efforts
