Role Purpose

The programme is moving from design into execution across 10 APAC countries. The Project Manager is the in-region delivery lead for one service line.

The business is accountable for the change and its benefits. The Project Manager is accountable for facilitating and driving implementation: making sure every opportunity has an owner, a validated benefit, a plan and a date, and that the end-to-end change is delivered to plan.

Why this role

The programme is building the blueprint for how Property Management will operate, with APAC implementing first.

- Shape a model that will be used beyond APAC.

- Build skills in operating model design, process change, automation and benefits management.

- Work with senior leaders across APAC and the global business, with Steering Group visibility.

What this job involves

Delivery planning and execution

- Develop, own and manage the service line delivery plan: milestones, dependencies and owners.

- Maintain one controlled source of truth for opportunities and benefits.

- Coordinate delivery across operations, finance, JBS, technology and third parties.

- Work problems through with the business: find the root cause, shape options with the people involved, and drive the agreed resolution to closure. Escalate only where a decision is needed above the service line.

- Manage the implementation of the end-to-end design, including process, system and automation changes and transitions. Make sure the business requirements identified in workshops are driven into the technology solution, working with technology teams to build to the agreed requirements.

- Work with teams across other Property Management programmes in the region to align approaches and accelerate value.

Business ownership and validation

- Work with the business to secure a named owner for each opportunity.

- Hold leaders to agreed actions and dates and escalate when they slip.

- Get each benefit validated by the relevant country and HR lead before reporting it as confirmed.

- Run in-country workshops to agree scope, owners and timelines.

- Make sure change management and training activity is built into the service line plan and delivered to plan. The Change Manager owns readiness and communications for the service line.

- Keep the service line plan aligned with the overall programme plan and the change management plan.

Governance and reporting

- Run the service line cadence and issue actions and decisions.

- Maintain the service line Risks, Assumptions, Issues, Dependencies and Decisions (RAIDD) log.

- Produce weekly status and Steering Group content, with benefits reconciled to Finance.

- Capture lessons learned and feed continuous improvements into the programme and later markets.

OPM service line position

Main focus

Deliver the Hong Kong implementation, then support other markets.

Critical tasks

- Close data gaps that affect design decisions.

- Define the changes needed, build the business case, and outline the implementation and scaling approach with the programme team.

- Align with local change readiness and automation demand.

- Build a repeatable approach for later markets.

Profile emphasis

Property management operations. Hong Kong market knowledge. Cantonese an advantage.

The Candidate

The successful candidate knows how Property Management runs in APAC, has delivered change in it, and gets senior leaders to commit to owners, numbers and dates.

Required Experience

- Minimum 8 years’ project or programme management experience, delivering to plan across multiple service lines.

- Experience delivering complex operational change across more than one APAC country.

- Experience of end-to-end process change across teams, systems and locations.

- Working knowledge of property management finance and operations.

- Working knowledge of automation, technology and large-scale transformation.

- Experience translating business requirements into technical specifications and working with technology teams to deliver them, without relying on technology being present when requirements are agreed.

- Influences senior stakeholders without direct authority: builds support for change and secures commitments.

- Willing to challenge senior leaders and hold them to account for agreed actions, dates and benefits, and to escalate when commitments slip.

- Structured problem solver: works through ambiguous, cross-functional issues to a practical solution and sees it through.

- Commercially astute: can build and challenge a benefits case and reconcile it with Finance.

- Confident communicator and facilitator: runs and presents on calls with senior and global audiences, and communicates clearly with teams on the ground.

- Strong planning and control skills, and advanced Excel and PowerPoint.
