The project:
This opportunity is for a Senior Planning Manager to support a landmark residential masterplan development. The programme combines large-scale horizontal infrastructure, utilities, public realm and landscaping with complex vertical building and residential packages, requiring close coordination across multiple contractors, consultants and stakeholders.
This role will lead the planning and scheduling function, providing robust programme assurance, strategic scheduling advice and performance analysis to support successful project delivery.
You will work closely with the client, contractors and project leadership, with a particular focus on integrated programme management, contractor schedule review, delay analysis and extension of time (EOT) claims.
You’ll be responsible for:
• Leading the planning and scheduling function across a major mixed-use masterplan development, encompassing both infrastructure and building works.
• Developing, maintaining and assuring integrated master programmes, project baselines, milestones and critical paths across multiple packages and interfaces.
• Reviewing, challenging and approving contractor baseline programmes, revised schedules, recovery plans and short-term look-ahead programmes.
• Monitoring programme performance, critical paths, progress, interfaces and dependencies, identifying potential risks and schedule impacts before they affect project delivery.
• Assessing contractor Extension of Time (EOT) submissions, delay events and planning-related claims, undertaking critical path and delay analysis to support entitlement assessments.
• Working closely with commercial, contracts, cost and risk teams to provide robust planning input on contractual claims and schedule-related matters.
• Developing mitigation measures, recovery strategies and acceleration plans to address programme delays and support successful project outcomes.
• Managing programme interfaces between infrastructure, utilities, public realm, landscaping and vertical construction packages to ensure coordinated delivery.
• Integrating planning activities with project controls, risk management, change management and project reporting processes.
• Producing high-quality programme dashboards, reports and schedule analysis for senior client and project stakeholders.
• Leading and developing planning professionals, driving technical excellence, consistency and best practice across the planning function.
• Building strong and collaborative relationships with clients, contractors and consultants, acting as a trusted advisor on programme and schedule performance.
• Presenting programme recommendations, scheduled assessments and recovery strategies confidently to senior client and contractor teams.
You’ll need to have:
• Significant planning and scheduling experience on large-scale mixed-use, residential, infrastructure or masterplan developments.
• Demonstrable experience delivering complex projects that combine both horizontal infrastructure and vertical building works.
• Strong contractor-side planning experience, with a detailed understanding of construction sequencing, programme development and delivery challenges.
• Proven experience assessing contractor programmes, schedule updates, recovery plans and planning submissions.
• Strong knowledge of Extension of Time (EOT) claims, delay analysis, critical path methodology and schedule entitlement assessment.
• Experience supporting the evaluation and resolution of planning-related contractual claims and dispute matters.
• Advanced Primavera P6 expertise and a strong understanding of project controls, progress measurement and performance reporting.
• Proven ability to identify programme risks, analyse schedule impacts and develop practical mitigation and recovery solutions.
• Excellent communication and stakeholder management skills, with the ability to influence and challenge both clients and contractors.
• Experience leading planning teams within complex, multi-contractor project environments.
• A degree in Construction Management, Engineering or a related discipline.
• Professional membership or relevant planning/project controls certification would be advantageous.
You’ll also have:
• Membership of APM, RICS, CIOB, ICE, AACE, IRM, IEMA or an equivalent professional body, or demonstrable professional development.
• Extensive experience planning and delivering projects/programmes within the relevant sector.
• Strong property or infrastructure project management expertise.
• Strong commercial and financial acumen.
• Proven leadership and management experience across large, diverse teams.
• Experience managing relationships with senior stakeholders.
• Good understanding of carbon and sustainability considerations and their impact on project delivery.
