About this role
Essential Duties and Responsibilities
- Operate, monitor, maintain, and repair HVAC and VRF systems.
- Perform routine inspections of air handling units, fan coil units, condensers, heat pumps, and related equipment.
- Troubleshoot and diagnose HVAC, refrigeration, electrical, and mechanical system issues.
- Perform preventive maintenance on HVAC and VRF equipment according to manufacturer recommendations.
- Monitor refrigerant levels, system pressures, temperatures, and operating performance.
- Replace motors, belts, filters, sensors, actuators, and other HVAC components as required.
- Maintain proper indoor air quality and occupant comfort levels throughout the facility.
- Respond to HVAC-related service requests and emergencies.
Building Automation & Controls
- Monitor and adjust Building Automation Systems (BAS) and HVAC control systems.
- Troubleshoot communication and control issues involving thermostats, controllers, sensors, and VRF network components.
- Assist with system programming adjustments and scheduling functions.
- Analyze trend data to identify operational inefficiencies.
Facility Maintenance
- Assist with general building maintenance activities when required.
- Support maintenance of plumbing, lighting, electrical, and mechanical systems.
- Coordinate maintenance activities with vendors and contractors.
- Maintain equipment rooms, mechanical spaces, and maintenance areas in a clean and organized condition.
Qualifications
Education
- High School Diploma or GED required.
- Technical school, trade school, or associate degree in HVAC, Mechanical Systems, or related field preferred.
Experience
- Minimum 3 to 5 years of commercial HVAC maintenance experience preferred.
- Experience servicing VRF systems such as Mitsubishi, Daikin, LG, Samsung, Fujitsu, or similar platforms preferred.
- Experience working in commercial office buildings, healthcare facilities, hotels, industrial properties, or institutional environments.
Knowledge, Skills, and Abilities
- Strong knowledge of HVAC and refrigeration systems.
- Knowledge of VRF system design, controls, and troubleshooting.
- Understanding of refrigeration cycles and heat pump operation.
- Ability to read blueprints, schematics, wiring diagrams, and technical manuals.
- Familiarity with Building Automation Systems (BAS).
- Working knowledge of electrical systems, motors, drives, and controls.
- Strong troubleshooting and diagnostic skills.
- Ability to prioritize and manage multiple maintenance tasks.
- Strong communication and customer service skills.
- Computer proficiency for work order and maintenance management software.
Certifications Preferred
- EPA Universal Refrigerant Certification (Required or obtained within designated timeframe)
- HVAC Technician Certification
- OSHA 10 or OSHA 30 Certification
- Stationary Engineer License (where applicable)
- Valid Driver's License
