Purpose of Position

Under general supervision, the Facilities Technician performs skilled and semi-skilled maintenance and repair work on buildings, furnishings, and equipment. Duties include painting, carpentry, electrical, heating, flooring, plumbing, and related work. The technician may work independently or under supervision.

Qualifications

Tasks and Responsibilities

- Follow general work requirements and safe work practices.

- Repair structures, furniture, and equipment; install partitions, shelves, floor coverings, and acoustical ceilings; repair floors, doors, locks, and related items.

- Perform electrical repairs, including replacing switches and wiring; repair refrigeration equipment, boiler room equipment, pumps, check valves, and heating and ventilating systems.

- Install and repair sprinkler systems and water lines; maintain and repair plumbing fixtures, including sinks, toilets, faucets, dispensers, fountains, and pipes; clear obstructions from water and sewer lines, drains, and pumps.

- Perform preventive maintenance on heating, ventilation, and air conditioning equipment, including replacing belts, changing filters, and cleaning coils.

- Paint building interiors and exteriors, furniture, cement, and other materials as needed.

- Operate light vehicles and equipment to travel between facilities and transport materials, furniture, and equipment.

- Perform janitorial duties as needed.

- Meet assigned departmental and/or individual KPIs.

Minimum Qualifications

At least one year of experience in a building trade, such as carpentry, painting, masonry, or electrical work; or an equivalent combination of education, training, and experience that provides the required knowledge and abilities.

Knowledge, Skills, Abilities, and Other (KSAOs)

- Knowledge of materials, tools, methods, and equipment used in carpentry, plumbing, painting, masonry, cement work, and electrical work; knowledge of repair methods, building maintenance practices, and work safety.

- Ability to plan, organize, and prioritize maintenance work and respond to changing needs.

- Ability to follow oral and written instructions; communicate effectively verbally, in writing, and electronically; and build effective working relationships with coworkers, employees, and management.

- Valid drivers license and ability to drive vehicles and operate machinery used for the role, such as a truck, forklift, or scissor lift.

- Ability to be on call for after-hours facilities needs and to work nights, weekends, and holidays. This position may require overtime.

Additional Desired Qualifications

Ability to work from plans and specifications and with limited supervision, and to provide training and assistance to others as needed.

Physical Requirements

- Frequently lift or carry objects up to 25 pounds, less frequently up to 50 pounds, and occasionally up to 100 pounds with assistance.

- Walk, stand, stoop, bend, kneel, crouch, reach, climb, carry, push, pull, twist, and stretch during maintenance work, including tasks such as shoveling, digging, and laying carpet.

- Use stairs and extension ladders; work on roofs, uneven surfaces, and at heights; and move quickly to address urgent needs, such as shutting off a water line.
