About this role
Make an impact
The WFAH Impact Manager leads resident services strategy and community impact programming across Bridge’s Workforce and Affordable Housing portfolio — more than 65 communities — and manages the Bridge Community Enhancement Initiative (BCEI), Bridge’s resident and community impact program. The role spans four workstreams: resident services strategy and management (50%), BCEI program management and expansion (30%), impact measurement and reporting (10%), and investor and external engagement (10%).
This is a role with real ownership. You will carry the ~$6M annual BCEI budget, report to the BCEI Working Group monthly and the Investment Committee quarterly, and represent Bridge’s social impact work directly to institutional investors. The work is operational and strategic in equal measure — designing service models for new acquisitions one week, presenting outcomes at the annual investor conference the next.
Responsibilities:
- Manage resident services providers across 65+ WFAH communities in partnership with Bridge Property Management, owning relationship and performance management, issue resolution, strategic initiatives, operational improvement, and dispositions
- Scope and build tailored resident service delivery models for new acquisitions based on community context, coordinating with acquisitions and asset management teams and developing community-level impact plans at acquisition
- Manage resident service provider pilots end to end — scoping, launch, monitoring, assessment, and final scale or exit recommendations
- Assess community and social wellbeing priorities against resident needs data and the industry landscape; identify and prioritize new program areas across Education, Financial Wellness, and Healthy Communities, and maintain a researched pipeline of future opportunities
- Manage existing BCEI programs end to end, including program and partner management, operational coordination, impact measurement, and communications and marketing
- Scope, develop, and launch new BCEI programs — assessing partners, embedding delivery within existing resident-facing infrastructure, and facilitating approval through BCEI governance structures
- Manage the ~$6M annual BCEI budget, including forecasting, allocations, and reviews, and own the governance cadence and reporting
- Develop and maintain community-level impact profiles to inform tailored programming; track and analyze program-level outcome metrics and manage impact analysis case studies
- Own the Community and Social Wellbeing section of the annual WFAH Impact Report, and develop social impact content for other internal and external reporting, including quarterly CIO letters
- Own responses to investor and prospective investor questions on social impact and the BCEI in collaboration with the Client Solutions Group, present on social impact matters to investors, and lead the WFAH Impact Council session at the annual Bridge investor conference
- Stay current on trends and best practices in the multifamily impact sector, participate in industry forums, and bring those insights back into Bridge’s community and social programs
What you should bring:
Minimum of five years of experience in ESG and/or impact investing, real estate or infrastructure asset management, philanthropy or charitable foundations, or nonprofit management
- Experience designing and delivering social or community programs, including managing a multi-year, multi-program budget
- Experience managing partner or service-provider relationships, including performance management, collaborative issue resolution, and service scoping
- Experience developing, tracking, and reporting metrics that demonstrate program outcomes and impact
- Strategic thinker with the ability to analyze data, identify opportunities, and make data-driven decisions
- Polished and concise oral and written communication skills, with the ability to articulate complex issues and engage and present to senior stakeholders, including executive leadership and institutional investors
- Collaborative team player who builds consensus among diverse stakeholders across a wide network of internal functions and external partners
- A demonstrated passion for social impact, with genuine commitment to the wellbeing of the residents and communities this role serves
- Bachelor’s degree or equivalent experience in business administration, nonprofit management, public or social policy, or a related field preferred
