Position Summary
Aeon is seeking an administrative and customer service professional to join our team as a part-time Assistant Property Manager at The Adams and The Roselle, two affordable apartment communities in Downtown Minneapolis.
Working closely with the Property Manager, this position provides administrative and resident support that helps keep the properties running smoothly. Responsibilities include assisting residents, maintaining accurate files and records, supporting rent collection and affordable housing compliance, coordinating maintenance requests, and assisting with leasing and other day-to-day property operations.

The Assistant Property Manager reports to the Property Manager.
Key responsibilities include, but are not limited to:
Resident and Property Support
- Provide responsive, respectful service to residents and assist with questions, requests, and property-related needs.
- Enter and coordinate maintenance requests, communicate with residents regarding follow-up, and coordinate vendor or contractor access as needed.
- Assist with resident communications, notices, community activities, and other efforts that support a welcoming and well-maintained community.
- Respond to emergencies and urgent situations as needed.
Office and Administrative Support
- Provide onsite administrative support, including answering phones, managing mail, maintaining files, and supporting general office needs.
- Accurately enter and maintain applicant and resident information in Aeon's property management system.
- Prepare correspondence, notices, forms, and other documentation while maintaining organized, accurate records in accordance with Aeon's processes.
Affordable Housing Compliance
- Support affordable housing compliance activities, including annual recertifications, notices, resident documentation, and maintenance of accurate compliance files.
- Track deadlines and follow up with residents to obtain required information and documentation.
- Work closely with the Property Manager and Aeon's Compliance team to ensure documentation is complete and program requirements are met.
Rent Collection and Financial Support
- Support rent collection by processing payments, preparing notices, and maintaining accurate resident account records.
- Assist with follow-up on past-due balances and resident account questions.
- Support deposits, invoices, and other routine property financial processes as assigned.
Leasing and Marketing
- Serve as a main leasing contact for the properties, responding to inquiries, providing accurate information about available apartment homes, and conducting engaging apartment and property tours.
- Build relationships with prospective residents, understand their housing needs, and consistently follow up to move prospects through the leasing process and support strong occupancy.
- Guide applicants through the application and leasing process, including screening and eligibility requirements, required documentation, lease paperwork, and move-in coordination.
- Maintain accurate and timely prospect, application, and leasing records and keep applicants informed throughout the process.
Physical Asset
- Conduct move-in and move-out inspections.
- Walk the property regularly to identify maintenance or safety concerns.
- Support inspection readiness and physical asset preservation efforts.
- Partner with maintenance staff to maintain high property standards.
Skills & Qualifications
This role requires someone who is highly organized, dependable, and service-oriented, with strong attention to detail and follow-through. This person will enjoy working with residents, managing detailed administrative work, and keeping multiple priorities, deadlines, and documentation requirements on track. Strong communication, sound judgment, and the ability to learn and follow established processes and systems are essential.
Additional qualifications include:
- Previous administrative, office, customer service, housing, or other relevant experience is required.
- Strong organizational skills and attention to detail, with the ability to track deadlines and follow tasks through to completion.
- Ability to learn and consistently follow affordable housing requirements, Aeon policies, and established processes.
- Comfortable learning and using computer systems and maintaining accurate electronic records.
- Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
- Experience working with individuals experiencing or significantly impacted by mental health challenges, substance use, poverty, long-term homelessness, and trauma is a plus.
- Ability to manage competing responsibilities, adapt quickly, and work effectively in a fast-paced, high-energy environment.
- Must be a resourceful, problem solving, relationship-building, seeker of excellence, with a commitment to Aeon's mission.

Physical Requirements
- Ability to remain in stationary position for extended periods while working at a computer and attending meetings.
- Ability to operate standard office equipment, including computers, phones, and printers.
- Ability to move about the office to access files, meeting spaces, and office equipment.
- Ability to reach above and below shoulder height to access file cabinets, storage areas, and office supplies.
- Ability to lift and carry materials up to 15 pounds on an occasional basis, such as meeting materials or event supplies.
- Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
- Ability to communicate clearly and effectively, both verbally and in writing, in person and through virtual platforms.
- Ability to work in environments with moderate noise levels, including shared office spaces, meetings, and event settings.

Compensation, Hours & Location
The pay range for this position is $23-$25/hr, depending on experience and skillset.
This is a part-time position working about 24 hours per week. We prefer a Monday, Wednesday, and Friday schedule, but are open to other consistent Monday–Friday schedules between 8am-6pm. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities.
This is an in-person role based at the assigned properties, with occasional work at Aeon's Central Office, training facilities, or other properties as needed.
