Position Summary
Aeon is seeking an experienced Senior-level Property Manager to lead The Rose, The Wellstone, The Jourdain and Pine Cliff, a group of affordable and market-rate apartment communities in South Minneapolis, collectively known as South Quarter.
This role is designed for a seasoned property management professional who can quickly assess priorities, take action, and help move properties and teams forward. In addition to leading day-to-day operations across the communities, the Senior-level Property Manager will bring strong affordable housing knowledge, financial and operational expertise, and the ability to coach and support onsite staff. As a Senior Property Manager, this position will also serve as a resource and mentor to Property Managers and Assistant Property Managers throughout Aeon's portfolio.
The Senior Property Manager reports directly to the Portfolio Director.
Key responsibilities include, but are not limited to:
Team Leadership & Support
- Lead, coach, and develop onsite staff through ongoing training, mentoring, performance management, annual reviews, and professional development opportunities.
- Effectively delegate responsibilities and ensure team members are trained, accountable, and consistently follow Aeon's policies, procedures, and performance expectations.
- Serve as a resource and mentor to Property Managers and Assistant Property Managers throughout Aeon's portfolio.
- Partner with Aeon's Talent Acquisition team to support effective and equitable recruitment and hiring and build strong onsite teams.
Financial Management
- Develop and manage annual operating budgets, monitor expenses, and identify opportunities to strengthen property financial performance.
- Prepare monthly financial variance reports and support annual capital expenditure projections to protect and maximize Aeon's assets.
- Drive property collections and accounts receivable performance by closely monitoring delinquency, proactively addressing past-due balances, ensuring consistent follow-up and appropriate collection actions, and working with residents and internal teams to resolve outstanding balances and strengthen overall property financial performance.
Physical Asset Maintenance and Supervision of Contractors
- Ensure the properties are well-maintained by providing effective direction to maintenance and cleaning teams and driving timely completion of resident and common-area work orders.
- Regularly inspect properties and apartment turns to ensure quality, safety, occupancy readiness, and timely resolution of hazardous or potential liability concerns.
- Monitor vendor performance and invoices to ensure work is completed effectively and appropriately.
- Prepare properties for inspections, including REAC, Section 8, MPHA, and other applicable inspections.
Leasing & Marketing
- Drive occupancy performance by leading the Leasing Agent in executing effective leasing strategies, monitoring availability and leasing activity, and ensuring proactive action is taken to meet established occupancy goals.
- Provide direction and support to the Leasing Agent throughout the leasing process, including waitlist management where applicable, property tours, application processing, and move-ins, verifying that each step is completed accurately, on time, and in accordance with Aeon's practices.
- Partner with Aeon's Marketing and Leasing teams and external partners as needed to identify leasing needs and implement strategies to address vacancies, ensuring the Leasing Agent effectively carries out resulting marketing and leasing activities.
- Drive resident retention by ensuring the Leasing Agent completes lease renewals and recertifications accurately and on time and proactively addressing issues that may impact occupancy or continued tenancy.
Affordable Housing Compliance
- Lead affordable housing compliance at the properties in partnership with the Assistant Property Manager, ensuring the timely and accurate completion of eligibility certifications, recertifications, and required documentation.
- Regularly review compliance activity and files, identify and address gaps or concerns, and hold the team accountable for following Aeon's compliance processes and all applicable program requirements.
- Prepare the properties and team for inspections, audits, and reviews by monitoring agencies, addressing any findings promptly and completely.
- Partner closely with Aeon's Compliance team to resolve complex compliance matters, respond to documentation needs, and maintain the properties in good standing with funding and oversight agencies.
Resident and Community Relationships
- Create a positive and welcoming environment where residents and guests are appropriately served and treated with respect.
- Collaborate with Aeon teams and external partners to support residents in maintaining housing stability and making Home possible.
- Lead and model culturally responsive customer service that considers the differing needs and expectations of residents, team members, vendors, and community members.
Skills & Qualifications
South Quarter needs a strong, experienced property management leader who can establish priorities, strengthen operations, and drive results. This role requires someone who is ready to take an active, hands-on approach, set clear expectations, hold others accountable, and confidently make decisions while remaining receptive to direction and feedback. Strong financial and operational judgment is essential, particularly around collections, occupancy, affordable housing compliance, property condition, and team performance.
Additional qualifications include:
- 3+ years of multifamily property management experience, including multi-site or similarly complex operations, with demonstrated success building effective teams and strengthening property and team performance.
- Affordable housing experience, including Tax Credit and/or Section 8, is required.
- Demonstrated success managing approximately 200 units and leading, training, and developing teams of at least three staff members.
- Proven ability in financial analysis, property budgeting, reforecasting, and managing to budget, with strong attention to detail and follow-through.
- Experience working with individuals experiencing or significantly impacted by mental health, substance use, poverty, and trauma is a plus.
- Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
- Solid and proven work ethic with the ability to use good judgment, prioritize, and execute a wide-ranging workload in a fast-paced environment.
- Must be a resourceful, problem solving, relationship-building, seeker of excellence, with a commitment to Aeon's mission.

- A valid driver's license, vehicle insurance, and regular access to a reliable vehicle are required.
Physical Requirements
- Ability to remain in stationary position for extended periods while working at a computer and attending meetings.
- Ability to operate standard office equipment, including computers, phones, and printers.
- Ability to move about the office to access files, meeting spaces, and office equipment.
- Ability to reach above and below shoulder height to access file cabinets, storage areas, and office supplies.
- Ability to lift and carry materials up to 15 pounds on an occasional basis, such as meeting materials or event supplies.
- Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
- Ability to communicate clearly and effectively, both verbally and in writing, in person and through virtual platforms.
- Ability to work in environments with moderate noise levels, including shared office spaces, meetings, and event settings.

Compensation, Hours & Location
This position has a range of pay of $70,000 - $75,000 per year, depending on experience and skillset. This full-time position follows a Monday – Friday schedule from 8:30am to 5:00pm. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities. This is an in-person role based at the assigned properties, with occasional work at Aeon's Central Office, training facilities, or other properties as needed.
This position will participate in Aeon's property management on-call rotation, typically one week every 5 to 6 weeks. While on-call, the individual must be prepared to make timely and appropriate management decisions in response to urgent site needs or emergencies.
