About the Role

Do you enjoy taking ownership of a building, solving complex problems, and keeping critical systems running safely and reliably?

A premier high-rise residential community is seeking an experienced Chief Building Engineer to take ownership of the day-to-day operation, maintenance, and long-term care of the property. This is a hands-on role for a technically strong engineer who can manage preventive maintenance, building systems, vendors, budgets, capital planning, life-safety systems, and emergency response while delivering a high level of service to residents.

This position does not have direct reports. Success comes from technical expertise, sound judgment, proactive problem-solving, and the ability to independently coordinate the resources needed to maintain a first-class residential property.

$70,000 annually

Schedule:

Monday-Friday; 24/7 on-call responsibilities and weekend work as needed

What You'll Do

·          Take ownership of the safe, efficient operation and maintenance of the building’s mechanical, electrical, HVAC, life-safety, elevator, and related systems.

·          Plan, perform, and coordinate preventive maintenance, repairs, replacements, and hands-on troubleshooting to protect building assets and minimize downtime.

·          Respond immediately to emergencies, including fire events, evacuations, water mitigation, power or equipment failures, and other urgent building conditions.

·          Develop and manage maintenance budgets, capital expenditure plans, forecasts, purchase requests, and expenses to support long-term property performance.

·          Partner with the On-Site Manager, Association Board, vendors, contractors, inspectors, and regulatory agencies to maintain a first-class residential property.

·          Monitor life-safety and fire systems, elevators, utilities, and other critical equipment and ensure compliance with applicable codes, regulations, and safety requirements.

·          Read and interpret as-built drawings and technical information to diagnose issues, plan repairs, and support building projects.

·          Perform hands-on maintenance as needed, including electrical, plumbing, HVAC, carpentry, painting, and general troubleshooting.

·          Recommend and implement operational and procedural improvements that increase reliability, efficiency, safety, and resident service.

·          Attend Association Board meetings and clearly communicate building conditions, projects, priorities, and recommendations.

About You

You are a resourceful, hands-on building professional who sees both the details and the bigger picture. You are comfortable working independently, making sound decisions during emergencies, and communicating technical information to residents, management, vendors, and Board members.

Required Qualifications

·          High school diploma or GED, or an equivalent combination of education and experience.

·          At least three years of related building engineering, facilities, or maintenance experience.

·          Strong working knowledge of HVAC, plumbing, electrical, life-safety, mechanical systems, and general building troubleshooting.

·          Ability to manage preventive maintenance, vendors, budgets, capital projects, and competing operational priorities.

·          Strong written and verbal communication skills with the ability to present information to management and Association Board members.

·          Proficiency with Microsoft Office and comfort working with building-related technology and documentation.

·          Valid driver’s license and ability to travel locally on an occasional basis for supplies or equipment.

·          Ability to meet the physical demands of a hands-on building engineering role, with reasonable accommodation as applicable.
