Lead Technician - Building Mechanical Operations

What this job involves:

As a Lead Technician in Building Mechanical Operations, you'll serve as the technical anchor for critical building systems, ensuring optimal performance of HVAC, plumbing, and mechanical infrastructure across our managed properties. This role places you at the intersection of hands-on technical expertise and operational leadership, where you'll diagnose complex system issues, mentor technicians, and drive preventive maintenance strategies that keep facilities running seamlessly. You'll coordinate with property management teams, vendors, and building engineers to implement maintenance programs, respond to emergency situations, and champion energy efficiency initiatives. This is a role for someone who takes pride in solving challenging technical problems while building capability in others, and who understands that exceptional facility operations require both technical mastery and collaborative problem-solving.

What your day-to-day will look like:

- Lead the operation, maintenance, and repair of building mechanical systems including HVAC equipment, boilers, chillers, pumps, and related controls
- Diagnose complex mechanical failures and system inefficiencies, developing and implementing effective solutions that minimize downtime
- Mentor and provide technical guidance to junior technicians, fostering skill development and ensuring consistent quality standards across the team
- Execute and oversee preventive maintenance programs, conducting inspections and adjustments to maximize equipment lifespan and performance
- Respond to emergency mechanical system failures outside regular hours, troubleshooting issues and coordinating rapid restoration of building services
- Collaborate with building engineers and property management to develop long-term capital planning recommendations based on equipment condition assessments
- Maintain accurate documentation of maintenance activities, work orders, and equipment histories within computerized maintenance management systems
- Coordinate with external vendors and contractors for specialized repairs, equipment installations, and compliance testing
- Monitor building automation systems and adjust mechanical equipment to optimize energy efficiency while maintaining occupant comfort

Required qualifications:

- High school diploma or equivalent, with technical certification in HVAC, mechanical systems, or related trades
- Minimum 5 years of hands-on experience maintaining and repairing commercial building mechanical systems
- Valid stationary engineer's license or equivalent certification as required by local jurisdiction
- Demonstrated expertise in diagnosing and repairing boilers, chillers, cooling towers, air handlers, and building automation systems
- Strong understanding of mechanical, electrical, and control system schematics and technical documentation
- Ability to mentor and provide technical direction to maintenance team members
- Proven track record of responding effectively to emergency situations and working flexible hours when required
- Proficiency with computerized maintenance management systems and Microsoft Office applications

Preferred qualifications:

- Associate degree in building systems technology, mechanical engineering technology, or related field
- Universal EPA 608 certification for refrigerant handling
- Experience with energy management systems and implementing efficiency improvement initiatives
- Knowledge of OSHA safety standards and building code requirements for mechanical systems
- Previous experience in a lead or supervisory capacity within facilities maintenance
- Familiarity with green building operations and sustainability best practices
