Job Title: Assistant Superintendent Job Description
The Assistant Superintendent supports the Superintendent with day-to-day field operations on multifamily and residential construction projects. This role focuses on coordinating subcontractors, monitoring schedule adherence, enforcing safety standards, and ensuring high-quality delivery of units, common areas, and amenities. The Assistant Superintendent helps manage project documentation, inspections, and closeout activities while collaborating closely with project management, customer care, and property operations teams.
Responsibilities
- Assist the Superintendent with daily field operations on multifamily and residential construction projects.
- Coordinate and monitor subcontractor activities to ensure work is completed according to project schedules and sequencing requirements.
- Verify that trade partners are mobilized as planned and help resolve scheduling conflicts in the field.
- Conduct regular inspections of work in progress and promptly report quality concerns to the Superintendent.
- Support punch list creation and completion, and oversee corrective work to ensure apartments, common areas, and amenities meet company standards.
- Assist in implementing project plan revisions, field directives, and approved scope changes.
- Work closely with project management, customer care, and property operations teams during project closeout and unit turnover.
- Promote and enforce company safety policies, OSHA regulations, and site-specific safety requirements on the jobsite.
- Monitor compliance with SWPPP requirements and environmental regulations on the jobsite.
- Ensure construction materials, tools, and equipment are properly stored, protected, and maintained.
- Maintain current construction drawings, specifications, RFIs, submittals, and other project documentation on-site.
- Assist with project walkthroughs and inspections, and help prepare for municipal and third-party inspections.
- Support project completion efforts, including unit readiness, final inspections, and turnover activities.
- Track follow-up tasks with subcontractors and vendors to ensure timely resolution of issues.
- Contribute to project scheduling efforts and help maintain accurate, up-to-date field schedules.
Essential Skills
- High School Diploma or GED.
- Minimum 13 years of construction experience, preferably on multifamily, apartment, mixed-use, hospitality, or residential construction projects.
- Ability to read and interpret blueprints, specifications, and construction documents.
- Experience with interior finishes, punch list execution, and project closeout activities.
- Basic understanding of construction scheduling and subcontractor coordination.
- Familiarity with local building codes, safety regulations, and OSHA standards.
- Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment.
- Effective communication skills for interacting with subcontractors, vendors, inspectors, and project team members.
- Proficiency with Microsoft Office.
- Ability to walk active construction sites, climb stairs and ladders, and work outdoors in varying weather conditions.
Additional Skills & Qualifications
- Associates degree in Construction Management or a related field is preferred.
- Experience in multifamily construction, including ground-up projects and construction supervision.
- Knowledge of SWPPP requirements and environmental compliance practices is preferred.
- Experience with construction management software such as Procore, Autodesk Build, or similar platforms is preferred.
- Background in construction management, construction scheduling, and subcontractor management.
- Ability to perform quality control inspections and support building inspections.
- Familiarity with project scheduling and coordination across multiple trades.
- Strong ability to organize and track follow-up tasks with subcontractors and vendors.
- Experience working on apartment, mixed-use, hospitality, or residential subdivision projects.
Work Environment
This is an onsite role based in a residential subdivision in the Beaverton/Sherwood area, working on active construction sites. The position involves regular walking on uneven surfaces, climbing stairs and ladders, and working outdoors in varying weather conditions. You will work closely with field and office teams, utilizing construction management software and standard office tools. The environment is fast-paced and schedule-driven, with a strong emphasis on safety, quality, and collaboration. Pay and Benefits
The pay range for this position is $80000.00 - $100000.00/yr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
