Building Maintenance Engineer - Sr Lead

This position is fully onsite, Monday - Friday.  This Onsite work opportunity requires residency, and work to be performed, within the State of Arizona.

Purpose of the job

Responsible for maintaining building / facility systems and assisting the Manager, with performing duties to oversee day-to-day activities within the Facilities Department. This role leads daily maintenance execution, supports safe and reliable operation of facilities, provides technical guidance to maintenance staff, coordinates vendors, supports compliance readiness, and helps protect business continuity.

REQUIRED QUALIFICATIONS

1.       Required Work Experience

- 7 years of experience in commercial building maintenance, facilities operations, or general mechanical repair
- 7 years of experience with electrical installation and maintenance
- 3 years of experience with facilities maintenance staff supervision

2.       Required Education

- High-School Diploma or GED

3.       Required Licenses

- A valid Arizona driver license with an acceptable driving record

4.       Required Certifications

- EPA Universal

1.       Preferred Work Experience

- 8 years of experience in commercial building maintenance, facilities operations, or general mechanical repair
- 5 years of experience with computerized energy management systems
- 5 years of experience with facilities maintenance staff supervision

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES

- Performs complex preventive and corrective maintenance, repairs, and installations of electrical, mechanical, plumbing and/or HVAC equipment, machinery and controls located in the interior and exterior of buildings. Working under the general direction of the Facilities Manager, monitors building system operations and performance. Has critical, specialized knowledge required at client site.
- Oversee day-to-day  work coordination, technical direction, mentoring, quality review, field training, and escalation support for Building Maintenance Engineers while seeking guidance and input from the Facilities Manager.
- Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, which may include mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems supporting approximately 350K SF of office space. Documents equipment condition and recommends replacement of aging assets.
- Maintains the professional appearance of the property, equipment, engineering spaces, and common areas.
- Oversees and inspects the work performed by outside contractors consisting of pre-work coordination, review of service reports, deficiency follow-up, verification of completed work, and escalation of vendor performance issues Contracted work may include HVAC, electrical, plumbing, construction, mechanical, projects and fire protection.
- Performs specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC and locksmith tasks. Performs inspection of building systems including fire alarms, HVAC, plumbing and electrical.
- Oversee installation of electrical lights, outlets, switches, power poles and various electrical devices; coordinate with electrical contractor for the installation and inspection of all items requiring City of Phoenix code approval.
- Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum. Manages BAS/BMS monitoring, alarm response, trend review, control troubleshooting, and support for energy optimization.
- Coordinate maintenance of building UPS systems.
- Maintain preventative maintenance schedules on all HVAC, electrical, plumbing, fire equipment and parking lots and maintenance repair logs (computer based) on all major facilities equipment.
- The position is required to assign, prioritize, update, and close work orders; document labor/materials; track recurring issues; and support PM compliance reporting.
- Manages maintenance parts inventory, tools, equipment, and supplies to support timely repairs and preventive maintenance activities; monitors stock levels, identifies critical spare parts, maintains accurate inventory records, requests replenishment as needed, and ensures tools and equipment are properly maintained, stored, and available for safe use.
- Miscellaneous drywall, paint and carpentry repairs and plumbing repairs.
- Submit suggestions for change and improvement of procedures and methods to Facilities Manager as necessary and requested.
- Enforces safety protocols including LOTO, confined space, and PPE compliance for team and contracted labor.
- Manage facilities maintenance projects as directed by Facilities Manager.
- Other facility maintenance work as assigned.
- This position has an onsite expectation of 5 days per week and requires a full-time work schedul.  Full-time is defined as working at least 40 hours per week, plus any additional hours as requested or as needed to meet business requirements.
- This position requires participation in a rotating on-call schedule to support after-hours facility emergencies, business continuity needs, and urgent building system issues. On-call assignments, response expectations, callback requirements, and eligibility for on-call, overtime, call-back, or other premium pay will be administered in accordance with applicable wage and hour laws and company compensation policies. Employees may be required to work overtime, weekends, holidays, or outside normal business hours based on operational needs and emergency response requirements.

REQUIRED COMPETENCIES

1. Required Job Skills

- Provide day-to-day work direction and technical guidance to maintenance staff; escalates performance and disciplinary matters to the Facilities Manager. Experience in installation of various electrical fixtures and associated wiring.
- Skill in electrical, HVAC, mechanical, hands-on operation and maintaining of chilled water VAV or CAV heating and cooling systems including Chillers, Pumps and Cooling Towers.
- Ability to read blueprint documents.
- Knowledge of processes to coordinate contractors for maintenance of landscaping, lighting, low temperature refrigeration and parking lot.
- Ability to operate personal computer and spreadsheet, form, word processing, and presentation software.
- Ability to operate/use lift equipment up to 25 feet above ground level, including ladders/ scaffolding and lift trucks.

Physical demands / working conditions

- Regularly required to stand, walk, bend, stoop, kneel, crouch, climb, reach, push, pull, grasp, and perform hands-on maintenance tasks for extended periods.
- Must be able to lift, carry, move, or position tools, equipment, supplies, and materials up to 50 pounds, with assistance or mechanical lifting devices when appropriate.
- Requires the ability to work from ladders, scaffolding, roofs, mechanical rooms, confined or restricted access areas, parking lots, exterior grounds, and elevated work platforms in accordance with safety requirements.
- May be exposed to hot, cold, wet, noisy, dusty, or humid conditions; mechanical and electrical equipment; moving parts; chemicals; odors; and other conditions typically associated with building maintenance and facilities operations.
- Requires use of appropriate personal protective equipment and adherence to safety procedures, including lockout/tagout, ladder safety, fall prevention, electrical safety, chemical handling, and contractor safety requirements.
- Work may be performed in occupied administrative, warehouse, mailroom, parking, and common-area environments and requires professionalism, clear communication, and attention to minimizing disruption to employees, vendors, and visitors.
- Must be able to travel between company locations, respond to facility emergencies, and work outside normal business hours, including nights, weekends, holidays, overtime, and scheduled on-call assignments based on operational needs.
