About this role

Position: OFF-THE-PLAN CONVEYANCING SPECIALIST

Salary range : Php 87,000/month (The final amount will be at the the client discretion basing on the candidate’s skills and experience.)

Working Hours: Following AU business hours

Work set-up: 100% Remote work under Independent Contractor Agreement

About the Company & Role

Our client is an established Australian property services firm that supports clients through important residential and commercial property transactions, with a strong focus on providing accurate, practical, and client-focused conveyancing support. The team works closely with property purchasers and a range of professionals involved in property transactions, including developers, solicitors, brokers, and selling agents. We are looking for an experienced Off-the-Plan Conveyancing Specialist to join the team and provide specialist contract review and risk assessment support for Queensland property purchasers. The role is responsible for reviewing off-the-plan contracts and related developer documentation before signing, identifying potential legal, financial, and property-related risks, and presenting findings in clear and practical language. The successful candidate will combine strong Australian conveyancing knowledge with excellent attention to detail, contract interpretation, written communication, and stakeholder management skills to help clients make informed decisions before committing to a property purchase.

What You'll Do

- Review residential and commercial off-the-plan property contracts before they are signed.
- Review contracts alongside relevant supporting documentation, including:
- Disclosure statements
- Disclosure plans
- Proposed survey plans
- Specifications and finishes schedules
- Proposed by-laws
- Developer documentation
- Other relevant property and contractual documents

- Identify and assess key contractual, legal, financial, and property-related risks from the purchaser's perspective.
- Review provisions relating to:
- Sunset dates and termination rights
- Developer termination provisions
- Settlement and registration timeframes
- Changes to lot size, area, boundaries, or layout
- Material changes and potential material prejudice
- Deposit requirements and trust arrangements
- Finance and valuation risks
- Body corporate and community-title arrangements
- By-laws and management rights
- Easements, encumbrances, covenants, and restrictions
- Adjustment provisions
- Default, rescission, and termination provisions
- Developer-favourable special conditions
- Assignment and resale restrictions
- Construction delays and extension provisions
- Defects and practical completion provisions

- Assess whether contractual terms are consistent with the purchaser's intended use, financing arrangements, and investment objectives.
- Prepare clear and structured contract review reports highlighting key risks, important considerations, and matters requiring client instructions.
- Explain complex contractual and property matters in plain English to clients and stakeholders.
- Provide recommendations on amendments, protections, clarifications, or other matters that should be addressed before signing.
- Assist with negotiating special conditions and contractual amendments with the developer's solicitor where appropriate.
- Review subsequent contract amendments, variations, and updated disclosure documentation throughout the development.
- Liaise with purchasers, developers, developer solicitors, selling agents, brokers, financial advisers, and other relevant professionals.
- Maintain accurate records of contract reviews, client instructions, negotiations, and amendments.
- Provide a clear handover to the conveyancing team once the contract has been signed.
- Support the broader conveyancing team with specialist contract and property-related matters as required.

Requirements

What We're Looking For

- Proven experience in Australian conveyancing, property law, or property contract review .
- Strong experience reviewing off-the-plan property contracts and associated documentation.
- Solid understanding of Queensland property and conveyancing practices .
- Strong ability to identify contractual risks and explain their potential impact on purchasers.
- Experience interpreting complex contracts and identifying developer-favourable terms or special conditions.
- Strong written English and the ability to prepare clear, professional, client-facing reports.
- Excellent attention to detail, particularly when reviewing multiple documents and identifying inconsistencies.
- Strong communication and stakeholder management skills.
- Ability to work independently while collaborating effectively with a wider conveyancing or legal team.
- Strong organisational skills and the ability to manage multiple contract reviews and deadlines.
- High level of confidentiality and professionalism when handling client and transaction information.

Nice to Have

- Legal, paralegal, conveyancing, property, or related qualification.
- Previous experience working with an Australian conveyancing or law firm .
- Direct experience with Queensland property transactions .
- Experience handling off-the-plan residential or commercial purchases.
- Experience reviewing developer contracts and disclosure documentation.
- Experience negotiating special conditions or amendments with solicitors.
- Familiarity with body corporate, community-title arrangements, easements, covenants, and other property encumbrances.
- Experience communicating directly with Australian property purchasers.
