THE ROLE
The Parking Operations Director provides strategic leadership and operational oversight of all parking facilities and related exterior campus operations at Huntington Place. This position is responsible for parking operations, traffic management, monthly and contract parking programs, grounds maintenance, snow and ice removal, revenue performance, customer service, and the safety and appearance of parking-related assets.
The Parking Operations Director serves as a key member of the Operations leadership team and supports capital improvement projects while maintaining uninterrupted parking operations for customers, guests, tenants, and event attendees. The role partners closely with Event Services, Marketing, Sales, Finance, contractors, and external vendors to maximize parking utilization, enhance the customer experience, increase online parking sales, and support the financial objectives of the convention center campus.
ESSENTIAL DUTIES & RESPONSIBILITIES
Parking Operations & Revenue Management
- Direct all parking operations, including transient, event, employee, VIP, and monthly parking programs.
- Develop strategies to maximize parking utilization, customer satisfaction, and revenue.
- Manage relationships with monthly parking customers, tenants, and key stakeholders to support exceptional service and retention.
- Monitor parking systems, technology platforms, access controls, and revenue collection procedures.
- Develop pricing recommendations and inventory strategies for transient, event, and monthly parking products.
- Partner with Marketing to increase parking utilization, advance online parking sales, and enhance customer convenience.
- Manage third-party parking reservation and sales platforms and evaluate opportunities for additional vendor partnerships.
- Support the use of technology including online parking sales, dynamic pricing, mobile payment solutions, and customer engagement tools.
Campus & Exterior Operations
- Oversee landscaping, grounds maintenance, seasonal planting, and exterior appearance standards throughout the convention center campus.
- Manage snow and ice removal operations to ensure safe and accessible parking areas, roadways, sidewalks, public plazas, and pedestrian pathways.
- Coordinate contracted services and internal resources for maintenance of exterior public spaces and parking infrastructure.
- Conduct regular inspections to identify maintenance, safety, and appearance needs.
- Maintain inventory and ensure parking equipment, including cones, barricades, signs, ticketing equipment, and related assets, is properly maintained and operational.
Capital Projects & Operational Planning
- Serve as the Parking Operations representative on capital improvement and facility development projects.
- Collaborate with architects, engineers, contractors, and project managers to minimize operational disruptions and support project milestones.
- Lead operational planning and stakeholder coordination for Phase II of the parking garage project.
- Develop strategies to maintain parking capacity, traffic flow, revenue generation, and guest experience during construction activities.
- Support facility development and renovation projects while maintaining business continuity.
Financial & Vendor Management
- Prepare annual operating and capital budgets for parking, campus grounds, and related exterior maintenance functions.
- Monitor revenue, operating expenses, labor costs, and other financial performance indicators.
- Provide Finance with accurate and timely accounting information on a daily, weekly, and monthly basis.
- Oversee contractor performance, bid specifications, procurement activities, and service agreements.
- Analyze operational metrics, revenue performance, maintenance trends, and customer feedback to identify opportunities for continuous improvement.
Leadership & Team Development
- Recruit, train, mentor, and develop parking operations staff.
- Establish performance expectations and hold team members accountable for results.
- Foster a professional, collaborative, customer-focused work environment.
- Maintain strong relationships with clients, employees, patrons, vendors, and other stakeholders.
- Work extended and/or irregular hours, including nights, weekends, and holidays, as operational needs require.

QUALIFICATIONS
- Bachelor's degree preferred; equivalent relevant experience may be considered.
- Minimum eight (8) years of progressively responsible management experience in parking operations or a similar environment.
- Experience in a public assembly facility, arena, convention center, or similar venue preferred.
- Experience with event planning, parking management, traffic flow, grounds maintenance, customer service, and budget management preferred.
- Experience managing parking systems and online parking sales preferred.
- Strong knowledge of parking operations, financial concepts, predictive modeling, efficiency metrics, parking technology, contractor management, and operational planning.
- Demonstrated ability to develop and implement operational strategies and build collaborative relationships with clients, employees, and stakeholders.
- Proficiency in Microsoft Office Suite, including Excel, Word, PowerPoint, and Outlook.
- Strong analytical, organizational, problem-solving, and financial management skills.
- Excellent verbal, written, interpersonal, and presentation skills.
- Ability to manage multiple priorities, meet deadlines, and remain flexible in a fast-paced environment.
- Strong customer service orientation and commitment to teamwork.
- Ability to operate light trucks, utility vehicles, carts, hand trucks, and other applicable equipment.
- Valid State of Michigan driver's license required.

WORKING CONDITIONS & PHYSICAL DEMANDS
This position operates onsite throughout Huntington Place's parking facilities, garages, exterior grounds, and convention center campus. The role requires frequent interaction with employees, guests, clients, vendors, contractors, and public safety partners.
The position requires the ability to work extended and/or irregular hours, including nights, weekends, holidays, and during special events or inclement weather. The role may require walking throughout parking facilities and grounds, inspecting operational areas, and operating applicable parking and maintenance equipment.
